- Policies: Three basic items are used as criteria to determine whether a resident will be accepted for this rental home.
1. The total income for the household must be at least 2.5 times monthly rent. All income must be lawful and verifiable. Current pay stubs will be requested for each applicant. Other forms of income verification may include: IRS 1040 (first 2 pages), court documentation, or county aid documentation. ***Self-employed applicants must provide 2 years of tax returns showing business income.
2. Credit will be run on each applicant. Applications will not be accepted if evictions, judgments or liens appear on the credit report.
3. Landlord history will be verified for at least the last 3 years. Again, if any applicant has had an eviction, the application will be denied.
4. References will also be checked.
