Overview of Mission Valley

Rent yourself a Mission Valley apartment and you’ll literally be living in the center of San Diego. This neighborhood—split into East and West sides—fills the wide valley carved by the San Diego River. At its Pacific Ocean end, you’ll find SeaWorld San Diego and historic Old Town. Qualcomm Stadium, home of the San Diego Chargers, holds down the other end of the neighborhood. In between these two big-ticket attractions, Mission Valley arranges some of the best shopping and entertainment options the city has on offer.

Mission Valley is the site of the first Spanish settlement in California. The Mission of San Diego de Alcalá was built at the valley’s western end in 1769. The neighborhood is named for it. In 1774, the mission moved to the eastern end of the valley, where it remains today. In 1846, Kit Carson came here to hoist the flag. Mission Valley stayed an agricultural area until after World War II. That’s when the first of the shopping malls came courting.

Mission Valley Lifestyle and Entertainment

Three major malls brighten Mission Valley: Fashion Valley Mall, Hazard Center Mall, and Westfield Mission Valley. Fashion Valley is where you’ll find your boutiques and upscale shops—like a Tiffany & Co. and an Apple Store. Other malls are better for the budget conscious, with stores such as Target and Barnes & Noble. There are plenty of restaurants around, both in and out of the shopping centers. Try the authentic Mexican food in Old Town, take your pick of cafés, or feast at the Cheesecake Factory.

Mission Valley is also a great place to let loose. There are nightclubs, bars, events at Qualcomm Stadium, and SeaWorld San Diego. While the neighborhood is better for shopping than appreciating the outdoors, you can relax in Presidio Park or play golf at Riverwalk or Stardust clubs.

Mission Valley Info and the Rental Market

Mission Valley rentals are mostly condos and apartments, with some single-family homes mixed in. All types of people live in the neighborhood. You’ll have young and old people of various races and ethnicities as your neighbors. A two-bedroom apartment in Mission Valley East rents for an average of $1,828. It’s slightly cheaper in Mission Valley West.

If you’re commuting, the Green Line of the San Diego Trolley runs the length of Mission Valley. Public buses can be caught at the Fashion Valley Transit Center. For drivers, the freeways are convenient, but traffic can be troublesome.
