Advertising Policy

Before posting your advertisements on our website, please review your advertisement to be sure it is accurate, and complies with all local, state and federal laws as well as with this policy. This policy applies to all content of your advertisement, including the descriptive text and the photographs/images. We reserve the right to remove any content that we deem, in our sole discretion, to violate this policy and/or to reject the submitted advertisement. does not tolerate discriminatory advertisements. If we become aware of any potentially discriminatory content, the content will be removed immediately.

Illegal discriminatory preferences are prohibited. Many statements containing discriminatory preference are prohibited under the federal Fair Housing Act (the "Act") as well as state and local laws. In any advertisement for the sale or rental of a dwelling, it is illegal to state a discriminatory preference with regard to race or color, national origin, religion, sex, familial status, handicap and disability. For further guidance on the protected categories and other protections and exceptions governed by the Act, please review the Act as well as publications issued by the U.S. Department of Housing and Urban Development ("HUD") and the Department of Justice. You can contact HUD on the Internet at and the Department of Justice at You must also comply with the Act as well as all state and local laws prohibiting discrimination based on other factors, including sexual orientation, age, marital status, and source of income.

Content must be accurate. Please make sure that all information you submit is accurate and complete. If any information later becomes inaccurate or misleading, you are responsible for correcting it.

Image requirements. Photographs and images accompanying the text of your advertisement may not contain nudity, pornography, lewd references or be sexually suggestive in any way. Digital image and video files must satisfy our technical requirements.

Other limits. Advertisements cannot be illegal, threatening, harassing, abusive, obscene, defamatory, libelous, invasive of another's publicity rights, harmful to minors, degrading, deceptive, or infringe on intellectual property or other proprietary rights. View's Terms of Use.

Additional Requirements for Property Advertisements

Personal Information. The text of the advertisement and any accompanying images must not include property contact information, including telephone numbers, email addresses, or URLS; or other references to any other websites. This limitation prohibits inclusion of any contact information visible on a billboard or sign within the photographed property.

Expiration dates are required for limited offers. All "Specials" offered by you and advertised on our website are only permitted to be short-term promotions. Therefore, those advertisements must include an expiration date for the "special." In addition, all such "specials" must reference the specific nature of the "special" and cannot be a generic reference.

Facility Must Be Focus. While it is permissible for an individual(s) to appear in an ancillary/insignificant way within an image, the property facilities must be the dominant component of the image.

Sublease. If the property is offered as a sublease (rather than a lease), the advertisement must clearly specify that is a sublease.

Certified Resident Ratings and Reviews

The following additional terms apply with regard to's Certified Resident Ratings and Reviews ("CR3").

Surveys. will prepare CR3 based upon direct responses that it requests from renters to a survey. may alter the scope, methodologies or any other aspect of CR3 at any time in its sole discretion.

Publication of Reviews and Responding to Reviews. may, in its sole discretion, require a minimum number of ratings and/or reviews prior to publication. Once the minimum number of ratings (which contain no textual content) is obtained, will publish the ratings and notify you of the publication via a portal or dashboard provided by Reviews are subject to the content moderation process described below prior to publication. Following the content moderation process, will notify you through the portal that it is prepared to publish the review. will allow 10 days prior to publishing the review for you to prepare for publication a response to such reviews. If you do not respond within such 10-day period, will publish the review. You have the ability to respond to all reviews prior to publication through the portal. However, the number of responses you are able to post after a review has been published through the portal is limited to five responses.

Content Moderation. has entered into an agreement with a third party provider of website content moderation services to filter and review the survey data to ensure that it does not contain any unlawful, profane, offensive, discriminatory, abusive, harassing, indecent, libelous or otherwise objectionable content prior to any publication. We are not responsible for any user contributed content. We reserve the right to decline to permit the posting on our sites of or to remove from the sites, any user contributed content that fails to meet our content guidelines.

Additional Acknowledgements. In addition to any other acknowledgements or agreements you have made through's Terms of Use, you further acknowledge and agree that (i) owns all right, title and interest in and to any survey data, as well as the published CR3 product and you have no rights therein whatsoever; (ii) without the prior written consent of, you may not post, publish or otherwise display survey data or CR3 on your own website nor distribute the survey data or CR3 to any third party for any reason whatsoever; (iii) will publish all ratings and reviews for the community, regardless of the sentiments expressed therein (other than those survey responses that fail to pass the content moderation process; and (iv) the ratings and reviews reflect the opinions solely of community residents and, as long as has subjected the survey results to the content moderation process described above, shall have no liability to you with respect to the content of the ratings and reviews.
