The Carling first roared to life during the Twenties as one of the finest hotels in the southeast. Today, The Carling has been restored in its original opulence. Most recently known as the American Heritage Life Building, 11 East Forsyth was built in 1926 for S. A. Lynch, a wealthy capitalist from Atlanta. The L-shaped seventeen-story structure, constructed at a cost of $1 million, is one of several Jacksonville skyscrapers built during the 1920's Florida Land Boom. When finished, it took second place as the city's tallest building, as the contemporaneous Barnett Bank Building topped off at eighteen stories. The renovation of 11 East Forsyth preserves key features of architectural significance in the historic structure. The building's shape, which was designed pre-air-conditioning, allows ample natural light to all apartments. The Main Street and Forsyth Street facades retain their polychromatic terracotta panels, and many architectural elements such as hardware, doors window facings and decorative ceilings have been preserved and integrated into the building's redesign. Deco-era motifs appear in the apartments, clubhouse and common areas, evoking echoes of the 1920's, yet fully blended with contemporary design.

I liked the location, the staff, the professionalism. I did not appreciate the pet policy, relative to the num Read Moreber of pets per unit, the pet size limitation, the lack of a requirement for trained animals only. I move out because of the incessant barking and whining of two pet neighbors, whose dog almost attacked me in my doorway had I not been able to re-enter my apartment. Also street noise late at night was a problem. Noise from the park nearby at unreasonable hours was also a reason.

The Carling/11 East Forsyth Apartments Resident
I was supposed to move in over July 4th weekend. I was moving from across the country and rented sight unseen Read More. I opened the door to find the AC taken out, the refrigerator taken apart in the middle of the living room and the apartment in a total shambles. I had to find a motel to stay in and found a different apartment the next day (monday) and got out of the lease. They then took 3 months to return my deposit. They had over a month to get ready for my move in date. Bush league.
