The Application Fee is comprised of $35.00 Credit Check Fee [non-refundable] and a $150.00 down payment that removes the apartment from the market for your party. If you are approved, this down payment will be applied towards your One-Time Non-Refundable Administration Fee. If you are not approved for the apartment, you will receive a refund of $150.00 per person, to each person that applied. If you change your mind after applying for the apartment and do not wish to continue with the application process for the apartment, the $150.00 down payment will be forfeited and will not be refunded to you.
Finally, an apartment will only be removed from the market once an application and $185.00 payment is received from each person who will be residing in the apartment.
Advertised rental rate is based on three person occupancy. Additional occupants are permitted for an increase in monthly rent of $250.00 per person per month regardless of age. This additional rent is to cover additional wear and tear on the unit and utility usage of the building. Seminary Properties and Management Ltd, does reserve the right to limit overall occupancy at a certain total number of people, regardless of age.

An Additional one-time non-refundable Administration Fee of $100.00 per co-signer will be charged.
A regular non-refundable Pet Fee of $150.00 per pet (if applicable) will be charged with each new lease and new lease extension.
