The Downtown neighborhood is north of Sahara Avenue and bounded by the Las Vegas Expressway (U.S. Highway 95/I-515) and the Las Vegas Freeway (I-15). It includes the Downtown gaming district, which is within the city’s limits, unlike The Strip. It runs through Winchester and Paradise, unincorporated towns to the south.
Downtown is one of the older portions of the city. The first Vegas hotel was built here on Fremont Street in 1906. You can find homes in this community to represent most of the decades of the last century, although the majority were constructed from the 1950s to the 1980s.

Downtown Lifestyle and Entertainment
Downtown offers a mix of lifestyles. The residential community offers the quiet of any typical suburban area. It is dotted with homes, apartment complexes, condos, office space, retail shops, service businesses, schools and parks.
For entertainment, you have the nearby Downtown gaming district and the Fremont Street Experience. Unlike along The Strip, where the casinos are far apart, in Downtown, they are clustered closely together. This is considered “vintage Vegas.” It’s old fashioned hospitality combined with legendary casinos and free entertainment. People enjoy being able to walk from casino to casino where they can enjoy name entertainers and some great dining.
Then there’s the Fremont Street Experience, the pedestrian mall that connects the gaming area. It covers five blocks along Fremont Street, in the area once called “Glitter Gulch.” The main attraction is the vaulted LED canopy the presents light and sound shows nightly. Concerts are held on two sound stages.
The Downtown Rental Market
The Downtown Las Vegas rental market is one of the most affordable in the entire valley. You can find one-bedroom apartments for as low as $400 per month, although $450 to $550 is more common. Two bedroom apartments are available for $550 to $700. Most of the complexes are low-rise or garden style. Although rents are inexpensive, you can still find a nice array of amenities including clubhouses, fitness centers, playgrounds, pools and more. The area also has some senior communities, as well as condos, townhomes and single family homes for rent. The community is popular with singles and couples in their 20s, 30s and 40s, as well as with young families. Residents can expect an average commute time of 20 to 25 minutes, unless of course, you work Downtown as well.
