Overview of Summerlin

Rent an apartment in Summerlin, Las Vegas, NV, and you will find yourself residing in the city’s largest and more affluent master planned community. The area is named for Howard Hughes’ grandmother, whose last name was Summerlin. It is his namesake company, The Howard Hughes Corporation, which is developing this small “city” within a city. When completed in 2020, more than 200,000 people will call the area home.

Summerlin includes a number of “villages.” Among these are two age-restricted communities for retirees: Sun City and Siena. In general, Summerlin has a few unique features. It was one of the first developments to adopt desert landscaping. It mixes family neighborhoods with retirement areas. Also, more than 30 percent of the community has been set aside for shared spaces such as parks, trails, recreational facilities, golf courses, as well as preserved and landscaped areas.

Its location west of the city center puts Summerlin at something of a crossroads between Northwest and Southwest Las Vegas. Rentals for Summerlin may be listed in either of those neighborhoods, depending on location.

Summerlin is adjacent to other popular neighborhoods in Las Vegas including, Northwest Las Vegas, which includes Centennial Hills, Spring Valley and The Lakes.

Summerlin Lifestyle and Entertainment

Summerlin boasts some of the city’s finest public and private golf courses. Most prominent among these are the TPC (Tournament Players Club) Las Vegas Golf Course and TPC Summerlin. TPC Las Vegas is the premier PGA TOUR facility in the city making it a destination for celebrities and PGA TOUR players alike. Golf Digest named it one of the “Best Places to Play.” It has stunning views of nearby Red Rock Canyon. Designed by Bobby Week and Raymond Floyd, the par 71 course gives local golfers a pro-players experience. It is one of the few PGA Tour courses open to the general public. TPC Summerlin, also designed by Bobby Weed, is home to the PGA Tour’s Justin Timberlake Shriners Hospitals for Children Open.

For something completely different, Summerlin has created some cultural institutions right in the neighborhood with the Summerlin Library and Performing Arts Center, and the Donald W. Reynolds Cultural Center, the home of the Nevada Ballet Theater. It is one of the few communities in the U.S. to host professional regional dance troupes.

In addition to shopping areas, medical facilities, business parks, hotels and schools, Summerlin has more than 150 parks and 150 miles in the Summerlin Trail System.

The Summerlin Rental Market

The Lakes rental market offers potential residents a wide array of choices for apartment living. Complexes are general low-rise or garden style with prices that start at about $650 for a one-bedroom, and $800 for a two bedroom. Amenities vary and can include club houses, a fitness center, playground, and more. Some complexes also boast of recent renovations and upgrading.

The area also offers condos, townhomes and single-family homes for rent. Prices for those rentals tend to be a bit higher, but you generally have more space.

Most residents have a commute of 20 to 25 minutes.
