GOOD RENTAL HISTORY
No unlawful evictions less than 5 years old, unless you have verifiable documentation of landlord irresponsibility. No history of any damage to the apartment. No outstanding balance due to a previous landlord.
If you have no prior rental history then you must have a qualified cosigner. The cosigner must be a resident of New Jersey, have a good credit history, and be willing to sign the lease. Living with a relative and. paying rent must be documented with bank statements or canceled checks
No bankruptcies in the last five years.
VERIFIABLE NET INCOME? Required minimum monthly income of three times the rent charged on the apartment (example: $1,000 apartment requires $3,000 monthly income).
SECTION 8 VOUCHERS ACCEPTED
The resident must meet the same criteria as those seeking non-subsidized housing.
A CRIMINAL BACKGROUND
Eligibility for the Rental Housing is subject to a criminal background check.
GOOD CREDIT HISTORY:
Must show that you have paid bills on time and do not have a history of debt write-offs or accounts that have gone into collection.
Must be a non-smoker.
No pets please.
Transportation required. Must possess a valid driver's license and insurance or have another reliable mode of transportation. This may include public transportation that is within walking distance.
Must have 1.5 months rent security deposit plus the first months rent in order to move in.
