1. It is extremely disappointing that we are down to one doorman. That was one main reason I wanted to live h Read Moreere as a single woman. There were doormen 24/7. They were always so very helpful. I feel like rent always goes up while services are going down as well as the quality of tenant that now lives in the building. I used to highly recommend this property and in fact have brought in a number of families, but I no longer feel comfortable making a recommendation.
2. The overall cleanliness of the buildings was so much better when I moved in 12 years ago. The lobby floor and floors by the mailboxes used to really shine every day.
3. The elevators seem to break down more than ever and then stay that way for a number of days!
4. Another main reason I have been renting here is the pool. Pool membership cost is extremely reasonable, however, the pool needs maintenance. Many days the water did not look good and the lifeguards said there was nothing they could do. Probably needs a new filter system.
5. The building is starting to show its age. The outside grounds are kept up really well, but the inside, not so much. My apartment has peeling paint on the ceilings and large areas where walls have cracked. I am leery to have things fixed because such a poor job is done. My kitchen ceiling was fixed and then a part repainted. The ceiling had a high gloss paint and the newly repainted spot has a flat paint. I had a leak in my closet and it was fixed, but instead of repairing the drywall they just took a piece of wood and covered the hole. That wood has since fallen out and I had a friend at least resecure the wood.
6. Whenever they say they are coming to change the filters, I clear away the area in front of the radiators, but I can tell that no one came and changed anything. I am sure those filters are really dirty bu now!!

The back area near the door needs some cleaning up from chips after balconies were painted. Trash still falls Read Moreout of dumpster and is left in parking lot area around back door. Doesn't look good when potential new residence come to look.

CEILING IN MAIN ENTRANCE NEEDS REPAIR IN THE KYOTO BLDG. ELEVATORS NEED WORK. HALLWAYS NEED STAINS REMOVED Read MoreFROM WALLS AND CARPETING, ALSO VACUUMING MORE OFTEN. WASHING MACHINES DO NOT HAVE ENOUGH WATER FOR A FULL LOAD OF CLOTHES. WE HAVE BEEN COMPLAINING ABOUT THIS FOR YEARS AND NOTHING HAS BEEN ACCOMPLISHED. PEOPLE USE BUCKETS OF WATER TO FILL THE WASHING MACHINES.

would like office to communicate more when changes are being made - i.e., new mirrors in Kyoto elevator areas. Read More I thought someone stole the one on our hall when it disappeared.Although there is "24/7" emergency maintenance available, some of us have observed that certain personnel who are assigned emergency shifts do not arrive to address issues in timely manner if at all. When maintenance lived on premises this was not such an issue. Some of the men are excellent during their shifts - depends on the individual involved. Many of the porters, doormen, and maintenance really go that extra mile for residents, esp those they see need help. Suggestion - have an employee of the month contest where residents have the chance to submit recommendation and/or commendations for specific Morgan employees and have special prizes for monthly winners (Wawa gift cards, coffee mug, etc.). Doesn't have to cost Morgan much, but would be a nice way to give recognition to those displaying "best practice" whether they work in rental office, maintenance, doorman or porter capacity.
2nd suggestion - workers come and go and it takes awhile for residents to know their names and positions. Maybe have a "welcome to new employee" flyer/bulletin board with photo, name and position posted in mailrooms so residents can know who workers are. Could also use same board to honor "employee of the month" w pix and write ups submitted re. their specific work traits.
