Indianapolis Duplex Rentals

Rent.com's Guide to Apartments for Rent near Indianapolis, IN

Renting a duplex is the next best thing to renting a house. Duplex rentals look like houses that are split into two side-by-side apartments (although some are split into upper and lower level apartments). Typically the rental property includes a yard or patio and a garage. Renting a duplex in Indianapolis can be a great option for young couples starting a family or older couples looking to downsize since the kids moved out.

How to Find Indianapolis Duplex Rentals

Duplex rentals in Indianapolis can easily be found using online apartment guides. You are more likely to find duplex rentals in residential neighborhoods than in downtown urban areas that consist mainly of high-rise apartment and condo complexes. Determine your budget and size criteria first and then try to narrow your search by neighborhood.

Downtown Indianapolis is broken up into six artistic, historical, and modern districts known as:

  • Broad Ripple Village - Six miles north of downtown, this art scene has parks and historic buildings as well as shops and clubs with live music.
  • Canal and White River State Park - Indiana's museum and cultural attractions corridor, including a zoo, gardens, art museums, the NCAA Hall of Champions, Victory Field, and the waterway.
  • Fountain Square - A historic neighborhood with a European village kind of feel.
  • Indiana Ave. - Home to the Madame Walker Theatre Center, this historic neighborhood is where Indianapolis's jazz scene can be found.
  • Massachusetts Ave. - An arts and theater district, this area is full of shops and restaurants.
  • Wholesale District - This area includes the Circle Centre mall, hotels, and various forms of entertainment.

How to Rent a Duplex

Renting a duplex in Indianapolis is almost exactly like applying to rent an apartment. You will typically be asked to fill out an application and submit to a background check or provide recent paystubs and/or references. Duplexes for rent that are owned and operated by rental companies will follow this process. If the duplex for rent is privately owned and maintained-for example, if the duplex owner lives in one half and rents out the other half-then you may not be subjected to such a rigorous process. Private owners may be more subjective in their selection of a tenant. As with any rental arrangement, make sure you have a copy and that you clearly understand your rental agreement.
