These quiet and safe residential streets sit alongside popular Zilker Park and the Barton Creek Greenbelt. It's the sort of picturesque community you'd expect to find far from the city. Guess again, though! Barton Hills is just steps from the South Austin action. Those with homes here live amidst trees and greenery while remaining within easy distance of Downtown, SoCo, and many of Austin's abundant annual festivals.
Barton Hills was named after William "Uncle Billy" Barton. He built a pioneer homestead along this part of the Colorado River back in 1837. The Barton Hills neighborhood saw initial development in the 1940s. By 1956, Austin's Parade of Homes was calling Barton Hills "the world's largest air conditioned subdivision." Today, the land here has been built up a bit, but you can't beat Barton Hills for location or its family-friendly feel.
Barton Hills Lifestyle and Entertainment
While Barton Hills is primarily residential, services are easily accessible in hip next-door neighborhoods like Zilker. That means residents here enjoy some of the best restaurants and shops of weird Austin. Chuy's Tex-Mex and Shady Grove are both examples of popular nearby eateries. You'll also find plenty of cafés, wine bars, and shops in the area. The West Gate Shopping Center is quite close, too.
The Barton Creek Greenbelt and Zilker Park are both found in this part of South Austin. You can go for a swim in Barton Springs Pool, fed by a natural spring, for only a few dollars. Zilker Park hosts the Austin City Limits Music Festival and others. When these festivals are in full swing, Barton Hills can get a bit busy.
Barton Hills Rental Market
Many of the rentals in Barton Hills are ranch homes. Lots tend to be on the smaller side, but that just means you get to know your neighbors more easily. Over by the MoPac Expressway you'll find more low-rise apartments and condos. Families love Barton Hills, but it's also popular with students and single professionals. It's hard to beat this neighborhood for location and amenities. Two-bedroom apartments in Barton Hills rent for an average of $1,261.
Barton Hills is only a ten-minute drive from Downtown. If you're commuting by bus, you may want to take a look at where the closest stops are. Metro buses do run in Barton Hills, but you may have a bit of a stroll ahead of you.

The closest branch of the Austin Public Library is Twin Oaks in Bouldin Creek. Head to South Congress to find a United States Post Office.
