Living in the Park Cities, TX

Renting an apartment in one of the Park Cities puts you in good company. University Park and Highland Park, two small cities surrounded by Dallas, are among the most prestigious addresses in the country. University Park got its start as a cluster of homes built around the private Southern Methodist University. Founded in 1911, SMU actually provided the homes with utilities until there were too many. The city incorporated in 1924. Highland Park, to its south, was incorporated in 1915. Both continue to operate as independent cities today and are considered to be two of the wealthiest residential neighborhoods in Texas and the nation.

Park Cities Lifestyle and Entertainment

The Park Cities offer a quiet suburban enclave within the midst of the Dallas metroplex. Yet the area offers prestigious shopping destinations and fine and casual dining. Highland Park Village mall, built in 1931, is widely considered America's first shopping mall. Now recognized as a historic landmark, it is home to luxury retailers like Stella McCartney, Harry Winston and Carolina Herrara. Just up the Dallas Tollway is the NorthPark Mall, anchored by Dillard's, Neiman Marcus and Barney's New York among others. The large student population from SMU assures hot spots for a lively night out.

For family fun, both cities offer plenty of open spaces and public parks. Curtis Park is home to the Holmes Aquatic Center with a large pool with one and three meter diving boards and a water slide, as well as a pool for younger kids and a "sprayground." Only five to six miles from downtown Dallas, the Park Cities are also close to many of the city's attractions, like museums, the Art's District and more. And, the George W. Bush Presidential Library is under construction at SMU.

The Park Cities Rental Market

Park Cities rentals are attractive to the professionals and young families that seek a quiet, quality lifestyle. The majority of housing in both cities was built in the 1930s and 1940s, lending wonderful character to the area. Building was steady and ongoing into the 1980s, but limited by the small size of both communities. The area is desirable for its short commute of 10 to 15 minutes to downtown Dallas. In keeping with the area's reputation, rent for apartments in these communities is significantly higher than the average for Dallas. The average rent in Highland Park is close to $1,000 with University Park a bit more at $1,200 on average.

The DART "Mustang Express" provides service to student apartment areas, stores and restaurants and links to DART light rail stations and buses. The Highland Park Independent School District operates most of the Park Cities' schools. The Highland Park Public Library is adjacent to the Town Hall. University Park's public library is housed on the first floor of a Chase Bank building at the southern end of Snider Plaza.
