Dog Policy: Maximum 2 dogs per apartment. $40.00 pet rent. $500 non-refundable pet fee. Restrictions: Acceptable animals include domestic cats, fish (maximum tank size: 50 gallons), birds and dogs. Dogs that are purebreds or mixes of the following breeds are prohibited: Akita, Alaskan Malamute, Chow-Chow, Doberman, German Shepherd, Great Dane, Pit Bull (American Staffordshire Terrier, American Pit Bull Terrier, Staffordshire Bull Terrier), Rottweiler, Saint Bernard, Shar Pei, and Siberian Husky. All other animals are prohibited. NO ANIMAL IS AUTHORIZED WITHOUT MANAGEMENTS PRIOR WRITTEN PERMISSION AND THE EXECUTION OF AN ANIMAL ADDENDUM.

- The only phrase I can use to describe this place is a "wolf in sheep's clothing." This pla Read Morece has in a very short time become a living nightmare. Where do I begin��?��the residents and their children run amuck screaming and bouncing balls off other homes, the pool is NEVER open, pet owners don't pick up after their pets, and the only positive thing I had in this place WAS the dog park which was CLOSED soon after I moved in. They take no action to remedy these problems except send out "stern" letters they don't enforce and no one reads. The leasing staff knew how important the dog park was to me and deliberately did not tell me it was going to be closed. The staff are professional liars. I am counting down the days to the end of my lease. I HATE living here.
- The cupboards and counters all needed to be wiped down; everything had dust, dirt, white powder I can only hope is dry wall dust, mysterious scab-looking things in the bathroom, it was nasty. I had submitted a request for a non-emergency repair and made it ABUNDANTLY clear NOT to enter my home unless I was home, as I have a dog and personal things laying around during the move. I came home one evening and found they had entered my apartment without my consent. My privacy had already been violated and I hadn't even lived there 48 hours.
These problems can be remedied, unfortunately the staff here don't seem concerned. Simply sending letters, shoving them in residents' mail slots and not following up or actually enforcing their threats will do nothing. I have been renting in the DC area for almost 10 years, Arbor Park is by far the worst and most disappointing. This is also the first Home Properties residence I've rented. If this is the standard Home Properties strives for I know I will never choose one of their properties again.
