Adjacent to Washington’s Dulles International Airport, the Loudon County community of Sterling is both a travel hub and a business center in its own right, attracting residents with its convenience, heritage and relaxed living.
People looking for apartments for rent in Sterling will appreciate its great location as well as its enticing natural surroundings and extensive amenities.
The area that now forms Sterling was farmed by British settlers beginning in the 1720s, and the area’s long agricultural history continues to inform life today. Historically a quiet, rural place, Sterling retains much of its natural calm, even as it has become a busy suburb of the nation’s capital. The arrival of Dulles Airport in the 1960s attracted new business and workers, and the community experienced steady growth as a result.
Today, around 28,000 people call Sterling home. Residents of Sterling apartments can enjoy large stretches of area parkland and golf courses, plenty of convenient shopping and dining and an easy commute to Washington D.C. or the surrounding Northern Virginia communities.
Northern Virginia Community College’s Loudon campus provides career training and degree programs to Sterling students across a range of fields, with an emphasis on high tech fields. The George Washington University Virginia Science and Technology Campus in nearby Ashburn also provides facilities and training in a number of fields, notably hosting Shenandoah University’s Dunn School of Pharmacy. A shuttle bus connects the campus to the main GWU campus in D.C., and the city provides a large number of additional acclaimed institutions.
While many Sterling residents commute to Washington, D.C. or the surrounding suburbs for work in major sectors such as government, defense and consulting, Sterling has a strong economic base of its own. Dulles Airport provides a boost to the local service economy, while companies such as telecom analysis firm Neustar, aerospace corporation Orbital Sciences and electrical design company M.C. Dean are all based in the community. Sterling is also home to the National Weather Service’s Baltimore/Washington Forecast Office.
Northern Virginia is a generally affluent area with a high cost of living, and, additionally, a very low vacancy rate puts local properties in high demand. Around one-quarter of Sterling residents choose to rent, and the town is home to some excellent rental options.
U.S. Census Bureau data showed the median gross rent from 2008 to 2010 was $1,538. Additional research found one bedroom apartments renting for between $1,350 and $1,885 per month.
Northern Virginia has a long history, and Sterling residents can learn about the past through a wealth of local resources. The Loudon Heritage Farm Museum, based in Sterling, provides a look at the area’s farming heritage, while farther afield lies Manassas National Battlefield, where visitors can explore the site of the first battle of the Civil War. Civil War history and the legacy of the Founding Fathers are both widespread in a region that features landmarks such as George Washington’s historic Mt. Vernon residence and the famous buildings of the capital. It’s easy to get to Washington, D.C. from Sterling, and the city features an unbeatable array of museums, art, theater dining and more.
Although the airport may suggest Sterling is a busy place, it’s easy to kick back and relax among its natural attractions, which include 357-acre Claude Moore Park, where residents can fish, hike and play sports. Algonkian Regional Park, meanwhile, gives locals access to kayaking on the Potomac River, hiking along its shores or playing at Volcano Island water park. The park features miniature and regular golf courses, and golfers can also hit the links at nearby 1757 Golf Club.
