Units are overrun with mold, rodents, roaches and other pests. Management is aware but also states there isn't anything more they can do. This is not just one unit or even one building, it is the entire complex. There are many other concerns but the blatant disregard for the health and safety of residents is certainly the worst. Property manager held a "town hall" meeting to discuss the large number of complaints and issues she has received only to basically tell the residents how the issues were all their own fault. The number of residents and their children who have suffered health issues as direct result of the mold issues was alarming but the manager's response was that "mold is natural organic material." This isn't a fuzzy piece of fruit Brittany, this is toxic mold that has permeated the walls, ceilings, floors, carpets, air ducts etc and management still refuses to fix or even acknowledge. Residents who do not like it are "welcome to move out" as long as you pay the 3 month fee to break your lease plus any additional fees they decide to tack on. Some residents have already had to move out, and had to continue paying rent on a vacant apartment just so they do not get evictions or judgements against them. Others have had to resort to even more extreme measures in order to avoid being chewed on by rats while they sleep. Do not move here.

Fortunately this complex has some decent management and maintenance crew members who are genuinely trying to help. Unfortunately, they have communicated an inability to solve issues due to limitations placed on them by the corporate side of this business. Rat infestations, mold damage covered up, and pest control challenges keep this place LOW on my list of places I would recommend.

They lack customer service. It have flooded several times. They don't fix anything, they cover it up and try to charge you when you move.

I hear they take pictures of people without the approval of the person, just for sitting on a bench trying to smoke away from people in privacy. They also have very strict rules when it comes to teens and kids, but adults can break things or smoke or have small gatherings, yet if anything bad happens the minors get the blame and its honestly not really fair, teens and kids may seem immature but adults can also be just as immature age doesnt justify how mature a person is or what rules they can follow, this is a family neighborhood right? If so minors apart of families should be able to do more things and not get their picture taken just for having fun.

I give it an Good because the living area is nice compared to the but Riverchase Landing have so many fees when you move out that you end up paying after you moved out and leave you with a balance with them. They make up charges for carpet cleaning , cleaning the apartment that is normal wear and tear etc. Theye make you have to take them to court on instead of working with you. They are nice in the beginning but will add fees up on you.
