    I am deeply concerned about the management practices at Olympus Properties, Vive Luxury Apartments in Chandler Arizona. I have been a resident at the property for 5 years, and during that time, I have observed a decline in the quality of service provided by the management. I have had several issues with current management, and her lack of concern for addressing the problems I have encountered. Despite numerous attempts to address these issues, I have been met with a lack of urgency to resolve them. My main concerns is the unexpected rent fees that have been imposed without prior notice. As, this is a violation of Arizona law and is unacceptable. The current term of my lease has not yet expired. Just as an overview, the landlord may not increase rent until the end of the lease term. Additionally, Arizona state law requires that landlords provide a written notice before increasing rent. When the lease term has ended. If a landlord increases rent they are in violation of the state law. Another issue I have faced is with the malfunctioning air conditioning unit in my apartment. This problem has been ongoing for over a year, despite numerous reports to the management. During the hot summer months in Arizona, a small unit is provided as a temporary solution. Inadequate it does not adequately cool my apartment. In Arizona, landlords have a legal obligation to maintain rental properties in a habitable condition, ensuring that air conditioning are in good working order. If a tenant reports a repair issue, the landlord must make the repair in a timely manner. These problems are in violation of various state and federal housing laws, including the Warranty of Habitability, which requires landlords to maintain rental units in a habitable condition. I have requested compensation for these issues, but my requests have been met with resistance. I believe that it is important for the management to be held accountable for the conditions in which they are providing housing.

    After looking at over 20 apartment complexes in the Chandler area, my husband and I chose to sign a 13 month lease at Vive. We loved our apartment. We enjoyed cooking in the open kitchen, we enjoyed relaxing by the beautiful pool on weekends and evening dips in the hot tub, and we loved our early morning workouts before work in the 24/7 gym. When we found out we were expecting our first child, we started thinking about moving back east closer to family. After discussing our lease renewal options with management, we signed a second lease for 3 months only, with the intent to move back to the east coast at that time. Nothing was said about signing other pertinent move out paperwork. By not signing the additional move out paperwork, we were blindsided with charges totaling over four thousand dollars just before we moved. We were told to reference our 3 month lease agreement regarding move out policies and penalties. Management charged us double the penalty that was stated in our lease for not giving advance notice for move out. We could never get straight answers from management when we questioned the excessive charges. Very unsettling, unprofessional, and frankly disgusting. We felt bullied and we knew our credit score would go down if we did not pay whatever charges they applied to our account. Our experience in our last weeks at Vive with management was so agonizing, I cannot give Vive more than 1 star. My hope in writing this review is that current and future residents read it and become proactive in their move out process, so as not to be blindsided with the charges we experienced. I also hope that management will take this review to heart and consider improving their communication process with tenants regarding move out procedures. No one wants to enjoy a wonderful meal, only to find a nasty hair in their last bite.

    Poor customer service. New potential buyer and Takarra (sorry if misspelled) could not follow up. Been looking at all apartments in the area and appears to be a problem with all of the sister properties.

    Me and my husband recently moved to Vive Apartments and let me tell you we couldnt be more pleased. We leased online so we were only going based off picture and reviews. It was very hard for us to find a place not being able to view it in advance. Once we arrived Vive exceeded all of our expectations, very well designed and meeting the staff we were impressed by their warm welcome. Then today after a LONG DAY at work and checking my email we received happy birthday wishes from Shayla, being such a simple gesture it was a very warm and comforting feeling. I highly recommend Vive to anyone on the market. The apartment itself is big, offers a great design, washer and dryer, PERFECT kitchen and PERFECT living room, and a well appointed layout. The quality and price of this place is unheard of back home. There is granite counter tops throughout, big windows, bedrooms are a great size. Our master bedroom has dual closet spaces and the bathroom has a WALK-IN SHOWER. We are very happy we choose Vive. It is worth every penny to come home to this beautiful space.

    The initial viewing of the property sold us, until we moved in. They call vive s luxury property. With luxury comes: Construction problems, clothes don't fit in closet unless you remove the doors. Uneven floors, doors that don't stay open, front door not sealed properly, bathroom drainage not Sufficient. Security cameras don't work. Front Gates not geared for safety. Pool rules not inforced. Luxury at the vive only means you are paying more then you should.

    Residents have more than two guests on the weekends, take up space that other residents are entitled to. Front gates have not been working. Was told 24 to 48 Hrs they would be fixed. Has been about a week with no update from management. Trash being put in recycle bins. Needs markings on outside of gates. Should be no smoking by pool. Butts on ground. Children don't need to be exposed to that.
