NOT dog friendly as advertised, i lived here for 4 years, after they changed management i had nothing but problems. Oh and bugs year round!

There are pros and cons, which after all are considered, equate to an average rating. The grounds that are not places that new residents tour or see from the street need to be cleaned and rid of spider webs and leaves. The pool by the office is clean and fun. But the second pool isn't cared for as well. The chairs have holes in them and there are usually leaves everywhere. I assume this is because it's not the pool that future residents can see. Take care of your current residents areas as well as you do when you're selling new leases.

Centrally located, a dog park, and trail access were the primary attractions to this community; however the backyard and view from our patio were the ultimate scale tippers. Overlook is a wonderful community, with friendly staff and a quiet peaceful atmosphere.

The pool areas, and individual apartment outside spaces (yards) are great. The location within Folsom is also perfect. However, the interior of the apartments is super shabby. Flooring has holes, appliances are old and very low quality etc.
