Do not move here. The management are extremely rude and hostile to their tenants. They constantly harass us for doing things like leaving the apartment in the middle of the day to smoke. Or leave at night when my roommate works at night. If another tenant complains you opened your door at night they send you notices that they are going to evict you if this continues. Not worth the stress to live in a cockroach infested unit with apartment management that will constantly harass you.

This place is a very old premise with the roaches running around. There are also many issues such as the closet sliding door and painted sinks to cover the stains. Another problem is the noise sound whenever you use the sink facet. The management is running the place like a military base with a rude attitude. I don't recommend the Greenbriar by any means.

You could be the perfect tenants, and the office and their company will not care. We did our best to communicate with the front office when we had an issue or a situation came up, but very rarely did something come out of it. I will give credit that, for the most part, the ladies at the front office were nice (except during this last part where we tried to argue about our move-out costs). In our 5 years living there, we had to deal with: problematic neighbors/guests, our vehicles being egged by surrounding neighbors (outside of apartment complex), fallen trees laying there for months, having only 1 washer/dryer for the entire apartment complex, water leaking through our windows, work orders being delayed or not even addressed by Maintenance, the hassle of always having to pay everything with a money order or check, the office being closed even during their posted work hours, people breaking into cars parked within the complex, constantly changing security firms and not being notified, office communicating via a physical letter on your door instead of phone call or email, and cockroaches everywhere. Moving out was more trouble than it's worth. We moved out in May, and have just finalized this whole ordeal last week. We wound up paying over $4000 to cancel our contract, which included paying the current month and following month's rent, and whatever alleged "damages" the office saw. The fact that we lived there for 5 years did not mean anything in regards to "normal wear and tear". Not only did they keep our $1000 deposit, but they also charged us an additional $870 to completely replace carpet, floor, and countertops, and to perform "heavy cleaning". It's ridiculous. Do yourself a favor and find someplace else to live. This place should be your absolute last resort, and only if you're willing to put up with a lot of frustration and feeling of insecurity.

This place is a great community. I feel bad for management because people only bash and people only write bad things. They never talk about how this place has been cleaned up from the old management. Keep up the good job.

This is Aime K at Greenbriar Coffee Road: I have been living in Modesto and in this apartment since 2017 (~5 years) and I have had a very good experience. The complex is quiet, clean and I have had a wonderful relationship with the office. When I had questions or needs, the office came back quickly with an answer. One of the worst renting experiences of my life. I was given a deposit amount and then told they made a mistake and wanted to charge me double the amount. My move in date got postponed twice for roaches. I then had to call again after I moved in for roaches.. The office staff is extremely rude. I paid $1900 to move in and $2200 to move out and got $161 back. 10/10 DO NOT RECOMMEND renting here. Would give less than 1 star if I could. Can not express enough how rude the staff is.
