I lived at Los Arboles from 2014 to 2017 and had a mostly positive experience. The apartment itself was well maintained, pretty safe, and was in walking distance to downtown Redlands. The apartments had green spaces, parking, a pool, and laundry - making it a convenient place to live. Management was very friendly and responsive. We did run into a few unpleasant experiences. After a year, there were rats and cockroaches which management claimed was an isolated incident, but these things typically dont happen at just one location. To managements credit, they did send in pest control when called but it was an uncomfortable feeling to have those problems. Additionally, my car was broken into once when in the covered parking space. In the spirit of transparency, rent was $1080 in 2014 and close to $1200 when we left in 2017.

We had a little difficulty with the hold deposit, but all in all the application process was smooth. The manager was very friendly and had the unit ready for us on the day we needed it. It was very clean when we moved in!

I felt very cheated by the management company. As my end of my lease approached, I gave the management well over 30 days notice that I would be moving the day my lease ended . When I went to move out, they disregarded any conversations or documentation that I would be leaving. They lied and said I never gave notice. I was forced to pay another months rent by their lawyers, saying I would be taken to collections and it would ruin my credit if I didn't.
