Beautiful complex awesome management and maintenance is superb and on target what a great place to live. If you have the chance to rent or lease here, I would do it as fast as I could San Marcos kept secret :-)!

Broken everything on move in, loud neighbors, takes 3 weeks to get anything fixed, resident services just yell at you for asking to have things fixed. The gate has never moved. Parking is a joke. AVOID.

The property management company are unresponsive. I moved into a dirty apartment with a broken towel rack, dirty, and old dirty washer!

Delvin was such a great help. he broke down the lease terms so that i wasn't in the dark for anything. I would recommend speaking with him first before anyone else because of his professionalism and great personality.

If you enjoy parties all night , and people honking horns this is your place. If your into people parking in front of your garage .. this is for you. If having a dirty hallway and noisy neighbors are your thing ... you found your apt. Having the leasing office not having your place ready on move in day , and change your apt is your thing .. this is your place

This place was HORRIBLE. The only thing nice about it was the exterior but when you were locked into a lease you were done for. The management was nothing short of rude (after I lived there) and non responsive to request for weeks! We lived there for a year and the Spa was broken the entire time! The pool was only heated in the summer, go figure. Our dog constantly had fleas due to poor pest control from a dog friendly complex. (Yes the dog had plenty of flea medication). When we first signed up to live here we were promised a beautiful apartment with a view of the mountain side. We weren't able to see it since it was currently occupied but were showed the outside of the wrong apartment to assure us it would be fine. Move in day came, all of our stuff in a moving truck needing a place to be put and what happens? They try to move us into a dirty disgusting dark apartment with a view of a older lady smoking in a night gown. Sounds like a joke when you read it but it's true. We refuse to live in this apartment since 1. it's not move in ready and 2. it's nothing what we asked for! Even the layout was incorrect and it ruined the placement of the sectional couch we bought. Luckily they had an open space that faced twin oaks that wasn't to bad. The only change was they got to charge us an extra $100 a month. Also it was not clean!! Overall I would never EVER suggest this complex to anyone even an enemy! It was a horrible experience for me and my wife from day 1! 9/10 people would hate this place. P.S. the guest parking is only at the front of the complex so if you plan on having company plan on them either parking at vons or having to cart them up to your apartment otherwise it's one heck of a walk.

The management team both Marisa and Alexis have been amazing. They are easy to communicate with and very welcoming to the property. Not only have I have great interactions with them, but I have seen them speak with their residents in such a professional and respectful manner.

The pool is amazing and the staff really friendly.

My experience from living at the Promience Apts was all about Pearl James . She took me from being frustrated from a few things that never seem to get accomplished , to not only be completed but was so kind , caring and professional about it all . I have talked to other residents who felt the same way about her . It’s all about relationships and feeling valued is no one .

The management company has been unresponsive and has not returned our deposit check despite our many attempts to contact them by phone and email for the past 2 months after returning our apartment. They never pick up the phone or reply to emails. Even the leasing office cannot reach them out. The only time they are responsive is when they want to get your money.

AVOID AT ALL COST - My wife and I had the displeasure of dealing with this company. We scheduled a tour for 11:00AM and showed up on time. The door to the office was locked, so we called the number that was posted outside of the lobby door. The Lady (Marissa) answered and directed us to the maintenance department voicemail. So I called back and was literally laughed at by the staff when I asked for the actual number for the leasing office. Additionally the place was FILTHY and had a homeless guy begging for money in the pool area. THIS PLACE IS NOT SAFE FOR YOUR FAMILY! There’s a reason why they have so many vacancies. This place is TRASH!

Resident services doesn’t even answer the phone. Child molesters live here along with drug dealers and thieves. The San Marcos sheriffs department called this place the EPICENTER OF CRIME. The apartments have rats in them and the pool is often times filled with broken glass and used condoms in the jacuzzis, and they have the nerve to overcharge for this cesspool of a “community” solely because there is no where else to rent due to the pandemic. Shameful. The real pictures sure do look different than the ones you posted.. By the way they keep deleting my review and I will keep posting it so people don’t fall into this trap

If you want to live with cockroaches, mice, tarantulas, snakes and coyotes come live here Along with people who steal sell drugs and drive 50 mph through complex and security that doesn’t do anything. The pool is absolutely disgusting there’s always something in the bottom of it that we don’t know what it is food sometimes poop or glass or eggshells I could go on. No one can answer the phone it’s you have to leave a message and no one calls you back. Spare yourself and family from this place.
