The location two blocks north of the pier on Ocean Avenue is fantastic, but as a previous long term resident, it should be known this building is currently undersirable for many reasons.1. The apartments are very small, all of them generally 500 square feet or less, and rent for $4,000 - $5,000 per month, or $10 per square foot, which is outragious and crazy. 2. The building is over 50 years old, built in 1964, and regularly suffers from water and sewage pipe bursts and relocations. Additionally, many complain about slow elevators. 3. The current management, Douglas, owner and manager of an enourmous number of properties in Santa Monica, are hostile and predatory. They illegally tried to evict a neighbor because he was paying low rent control rent, another who was displaced for eight months because repairs were not made, etc. But the underlying attitude of wanting to profit at the tenants expense is quite present here. Landlords have a lot of power over how much a tenant enjoys where they are living. The manager, Cheryl, expresses this attitude, in her own words, in a video recorded with her permission, at https://youtu.be/ZjN84S6wvY84. Most all of the maintenance and parking staff are exceptionally nice people. In closing, I recommend people find larger units in areas like Brentwood and Marina del Rey, for closer to $5 per square foot. The prices I mentioned were current as of summer 2018. Good luck.

The location is great! Building is a bit old, but the trade off is that it's way cheaper than other building in Santa Monica. The issue is with the rental office staff. The manager Cheryl is confrontational with an unfriendly attitude. Matthew is a pretty cold unfriendly guy as well. As soon as he gets your signature on a lease forget about any warmth after that. Courtney is also extremely rude. I hope management replaces all of them SOON!

Great location. Valet staff always friendly, helpful, and respectful. Work orders were completed punctually. Building experienced several long-term 'leakage' issues throughout the years, affecting many residents. Absolutely less fair compared to other real estate management companies out there (e.g. Forest City on the east coast); especially with respect to refund of deposit.

The maintenance is very poor, with the elevators not functioning a few times a month. At least once a week there is no running/hot water. The office staff is horrible, they do not return calls and have a poor attitude when residents stop by the office.

Great location! Love the valet parking but they are constantly doing maintenance and turning off the water for several hour during the day. This happens probably 1-2 times a month and they give you < 24 hours notice before doing so.
