Potential to be ripped off by simply filling out the rental application...beware! They will take $500+ from you if your credit is rejected. Does not explicitly state their holding fee is non-refundable. Its a scam for people with good credit, savings, but are working less because of COVID. They ore tended initially that they were going to send back the deposit through email correspondence as well! Be careful. Make sure you have legal representation.

TLDR: This is a decent place to live if you don't need any maintenance.I am a current resident at the Cliffs since January 2018. My experience has been nice, except one persistent issue. The neighborhood is great. The view of the foothills and is amazing.There were some small maintenance issues, they were promptly fixed. I am at the top floor. The annoying part is that I am living with a leak on my roof for the past 2 months. Water leaks in my living room whenever it rains or snows. During this time I have visited the leasing office 5 times and also notified them via their online maintenance request system. Several times the maintenance people closed the request, without taking any action. They attempted a temporary fix once, which somewhat reduced the leak; then it's back to the same. I am having to live with 2 water buckets in the middle of my living room for the past 2 months I signed a 1 year lease, which was probably a dumb thing to do, and I regret my decision. I cannot really recommend this place.

My experience with the leasing office was ... nonexistent. In all the years I've been renting have I ever had an experience a more non communicative and lazy staff. After looking at the apartments and property I went home and applied. Two days later I had to call to find out the status of my application and if I got the apartment. I did, but I consider myself lucky that over the week no one ever contacted me to congratulate me or welcoming me or send me a lease to sign. Unfortunately they have refused to refund me the $200 admin fee, which they literally did nothing to earn it. I think I emailed and called a total of three times and Alexis never responded until I complained to the property management (JRK Property Holdings), but by then it was too late.Regarding the property itself, I found the hallways to be dingy and unwelcoming. After my tour with Alexis, I went to a different building to walk around and the carpet in the hallways was gross and looked unfinished in areas. There was ant traps in the stairwells.Typically I don't put much value on reviews people give apartments, but Alexis and her team did not to disprove the low ratings The Cliffs at 6th Avenue West have are accurate and well deserved. I consider myself lucky I got out before spending a full year in that nightmare.

This is what I'll give to the Cliffs: 1/3 of a star for parking; 1/3 of a star for location; and 1/3 of a star for views. We moved to the Cliffs in March 2017. We noticed some leaks in the hallway which we brought up to the office staff and they said "we'll take care of it". It never got taken care of and next thing you know, we get that massive hail storm and it tears up the roof of the building. Over 300 holes and gallons of water pouring into the building. We were on the third floor and we had gallons of water coming in from all the light fixtures and the ceiling was sagging from the water damage. We were sleeping in the living room because it was the one place that the water wasn't dripping all over and we had all our furniture covered in plastic. The apartment above us had their ceiling fall down in the middle of the night and that was the scariest sound to wake up to. Yet, they kept us in that building without options to relocate us or break the lease for over 20 days. Visible black mold started to grow. The office communicated NOTHING about repairs and next steps. The office management is terrible. You email them, they don't respond. You call them and the front desk person says they'll have someone call you back, no call backs. Not until there was an electrical fire in the building and then they decided it's time to evacuate us and give us the option to move to another unit or break the lease. So when they decided that they were closing the building, they said "you have 2 days to evacuate the building" this included moving all our stuff and this was in the middle of the week when people are working. So my neighbors and I spent Thursday and Friday moving our stuff down the stairs because they shut the elevator down because the water saturated the electrical lines may cause another electrical fire.

The staff turned over several times in the year I lived there and the new management was cold and didn't seem to came about me as a person and not just a tenant.
