2112 New Hampshire Avenue Apartments

My rent has been raised substantially since my move-in date. Other than that, it's fine the people who work here are nice. It's a good location, but the parking situation poor. The maintenance staff is nice and responsive when there's a problem.

Great location with parking, pets, and a nice rooftop. Not the best management. Lots of problems with leaks coming through the ceilings. Maintenance workers were incredibly disrespectful. Overall, I loved my apartment and location, but put up with a lot to live there.

I love living at 2112 New Hampshire Ave Apartments. The entire staff is fantastically responsive, friendly, communicative, and accommodating. The maintenance and cleaning staff do a wonderful job. The views of Malcolm X Park and the Washington Monument are breathtaking and the location is excellent -- close to two Whole Foods stores, Trader Joe's, and a smaller market. The U St. and 14th St. NW corridors are just steps away, providing easy access to restaurants and theaters. It's also easy to walk to Adams Morgan, Dupont Circle, and Shaw. It's also a pet-friendly building and neighborhood. This is by far the best apartment rental experience I've had since moving to DC 11 years ago.

Pros: quick maintenance, friendly staff, park views, central location Cons: hidden fees, loud sirens x5-10/day, mold, and dust Fees: Ask about all fees before applying. They don't tell you until after submitting an initial application after you've paid the application fee and partial deposit (nonrefundable unless you sign the lease), and at that point you're stuck signing the lease with additional fees. Nonrefundable fees include: application fee, move-in fee, renters insurance (required), "non-refundable pet deposit" (aka fee), monthly pet rent. Refundable fees: security deposit, refundable pet deposit Noise: The police play with their sirens driving up 15th st. They actually make beats with their sirens... It's annoying. And theres a drum circle in the park every Sunday sunrise to sunset. The fountain side of the park is all concrete, so the noise bounces off the concrete and straight into the windows. And with very few plants to muffle the sound, the higher the floor you are the louder the noise. While walking on the street I could barely hear the drum circle, but it was like a megaphone in my apartment on the upper floor. I could also clearly hear conversations from people walking below and again, I was on a top floor.... The building uses double panned windows, but if you open your window the noise is magnified. Dust: The building ventilation system is dusty. I used to wipe a layer of white dust in my apartment at least once a week. And I have average cleaning standards. Mold: Mold had been painted over and not actually fixed, so it looked ok upon move in but slowly started to show a few months later. I had terrible allergies in the apartment on day 1, and the old building management insisted nothing was wrong. They pretty much gaslighted me and said it was all in my head. All things considered, the new management seems more understanding and willing to work with tenants and listen to them. Maintenance is thorough and attends to non urgent requests within 1-2 days. Some floors had mice, but it's unavoidable in large cities. The best long term solution is to patch up all holes, which they're willing to do upon request. I never had any mice after doing this.

Jose is always extremely helpful, kind and professional. He always works very hard to ensure our maintenance needs as tenants are met, including responding as quickly as possible to any requests.

Living at 2112 has been such a great experience; the staff are amazing, always there to help if needed, and are quick to respond to any emails or maintenance requests. The property manager, Jef, is one of the best, if not the best, in DC or anywhere in the DMV area and it shows how much he cares about the community.
