    Management tries to keep the building up to date. Recent upgrades include a new HVAC system and repointing of the exterior brick. This is great but unfortunately more needs to be done. The building is old. The plumbing system is in desperate need of an upgrade. Constant repairing and band aid fixes. Also, cockroach infestation in some apartments continue to be a problem despite repeated attempts to control it.

    Friendly staff feeling of safety, clean, things get taken care of in a timely manner. Great building Manager, helpful front desk and maintenance people.

    I would rate it as excellent considering the age of the building, the location, utilities included, pet-friendly without monthly pet fees, clean laundry room, morning coffee, roof-top for the younger folks, pool, and the price. It's better than the rating of "Good", not quite "Excellent", but almost there, so I will select "Excellent". Some things could be better: there are more than the usual water turn-offs and electricity turn offs than other places I've lived. I do understand that the building is old. There were two times last year when the water was turned off without any notice. In that case, perhaps a follow-up communication could have been posted. Also, there was major scaffolding work done outside, and it took almost a year to complete. They used an excellent company with well trained professionals, but it was very loud, and we lost some privacy having to leave blinds down. We did had a building issue with roaches; management was very proactive offering regular spraying. They were resistant and appeared in the elevators, in the halls, on walls, and even on the basement level. Finally, management changed the company, and we don't seem to have the problem any longer. The garage door is sometimes left opened all day for contractors or residents as well as the back door is propped open much of the time, and these pose security concerns. Overall, many of these are just things that come with trying to maintain an older building. I wish there was a bench outside on the side for older folks (In the fenced area on the side so we don't attract vagrants) or for the disabled since most of them don't climb the stairs to the roof top.

    I love my apartment itself, though it has some maintenance issues and was clearly left behind when they started renovating appliances. Tonie at the front desk is fantastic, and Greg the super is wonderful. Other than those folks, I find communication with the office to be hard if not impossible (I rarely get responses from Donna unless I bother her multiple times, and then she's annoyed with how much I've contacted her). The rotating cast of night concierges are usually fine, but one sexually harassed me and had to be removed. I think if a permanent night concierge were hired, that would be a better situation.
