Pros: reasonable rent.Cons: VIOLENT AREA. The windows and walls are paper thin- not hurricane proof. You will hear the sketchy people driving around all hours of the night with extremely loud music and bass. My favorite is the gentleman in the lifted blue Lincoln continental with big rims and dark tints. His music is so loud the windows vibrate. He flips people off while driving through and stays parked outside the gate for minutes before opening it. The silver Taurus with dark tints is a close runner up. Bottom line: don't raise your kids here. I was advised by management I shouldn't try to approach these people to ask them to please be quieter at night for my "own safety." Management is literally afraid to take action and afraid of their own tenants.I've tried multiple times to get them to quiet the residents down to no avail. The office staff point blank told me they cannot have the "security guard" (who's only hired currently for weekends) talk to these people about their noise because of his personal SAFETY. They do not conduct thorough background checks on their residents and sadly many have records. This is unfortunate for the few families I've seen move in to take advantage of the low rent. Broward county law enforcement can't get to the complex in time to confront these thugs about their activity before they disappear because they're too busy responding to calls involving major crime downtown. YOU GET WHAT YOU PAY FOR.

Since Carroll Management's acquisition of this property, the customer service at Grove East has gone from bad to worse! The only positive thing about this property is the maintenance staff. They are the only friendly, reliable staff members here!The rent here is INSANELY high for the area. They claim their rent prices are based on current market values of other properties in the surrounding areas, but if you look at the rentals surrounding Grove East, you'll find an 800 sq. ft. apt for $875/mo and the 1 BRs here that are smaller are several hundred dollars more than that--some are even $1k more!!! Unfortunately, I moved here from NYC and was not very familiar with the area. When I came down to visit the property, it looked beautiful and didn't seem like a bad area. Once I was moved in and started my paperwork with my job, EVERY person who handled my ID gawked and asked if I really lived at the address listed on it, followed by, "Who told you to live there?!"They've been telling the residents that good changes are coming from their acquisition, but I don't see a thing. The security of the property is horrible. The gates stay open long enough for 4 cars to follow you in. And if someone goes through as the gates are closing, they just open right back up and stay open for ANOTHER 4 cars to come in.I've personally witnessed people jumping over the fences at the bottom of my stairs who clearly did not live here. Random people who don't live on the property just walk through the leasing office to get to the pool area and they hang out there. No one comes around to check for proof of residency. The property is always filthy, common areas are not clean or secure; people who don't live here use the facilities and no one checks to see proof of residency. Unfortunately, I am stuck here for another lease term. I will 100000% be moving after it's over.

TAKE MY ADVICE RUN AS FAST AND AS FAR AS YOU CAN FROM THIS DISASTER. BELIEVE ME WHEN I TELL YOU WHEN YOU TOUR THE PROPERTY THEY WILL PROMISE THE WORLD BUT THE TRUTH IS THAT THIS PROPERTY IS HORRIBLE AND THAT IS BEING TO KIND. THE NEW MANAGEMENT COMPANY IS CLULESS AT BEST AND HAS NO IDEA WHAT THEY ARE DOING. THE GATE LOCKS SURROUNDING THE PROPERTY ARE NOT FUCTIONAL THE SECURITY IS TERRIBLE RESAULTING IN APARTMENTS AND CARS BEING BURGLARIZED PEOPLE WHO ARE NON RESIDENTS ARE CONSTANTLY SCALING THE WALLS AND TERRORIZING THE RESIDENTS THE POOL AND BBQ AREA ARE ALWAYS FILTHY THE PEOPLE IN THE LEASING OFFICE ARE RUDE AND INCOMPETENT EXCEPT FOR FRANK. THE BOTTOM LINE IS JUST DO YOURSELF A FAVOR AND STAY AWAY FAR FAR AWAY IT IS A TERRIBLE NEIGHBORHOOD AND A TERRIBLE PLACE

1 year ago we had a much better management company who cared for their tenants. The new company lets just anyone move in (probably with no background check). We have had packages stolen from our door due to the fact that the new company refuses to honor what the previous one did regarding packages. About 100 apartments received pre-eviction notices due to a water bill that has always been on the website which the new company failed to include in the rent. People in the outlying areas jump the fence constantly and no one stops them. We no longer have security which we were promised and the outside gates (or cameras)do not work. Do yourself a favor and find somewhere else. We pay $1400 to live in a non-safe, one bedroom and if we could leave now by breaking our lease we would. Plenty of nicer homes available for this price if not cheaper!

Lived here two years. First year was good. The second year the entire staffed turned over 2x. Grounds started not being "kept up" like they use to. Security gates were constantly being worked on, broken and left open. Especially the back one that opens to not such a favorable area and convenient store and laundromat. What's the point of having them? Prices are too high for the area and the minimal ammeneties offered. However, the pool and gym great.
