If you want to overpay for an apartment in Florida, than than this is the right apartment for you. Management is horrible, you can never get a hold of anyone. Gated community is a joke, the gate has been open for the majority of my 1 year lease. I called maintenance one time regarding our dryer not drying my clothes after two rounds. The dishwasher doesnt work and is hold, so your better off washing them by hand. The apartments feel like your living in a cave. Oh! And to top it off, I have had my car towed TWICE when my parking pass was hanging clearly in my car. Management refused to pay for both my towed incidents and said it wasnt their problem. There is no guest parking unless on the side of the street where anyone could break into. They keep emailing and promising new things that are happening with the apartment complex, but its been almost a year and nothings happened. I am a apartment leasing agent myself, and I would tell all prospects to NOT live here. Not worth the time, money, or stress. Lastly, there are so many bugs in my apartment. I keep it extremely clean, and that does not seem to do anything. Ive asked for pest control to come out many times which hasnt happened. I have never posted about an apartment I have lived in before, but felt that it was important for others to read before deciding to sign with them, its not worth it.

DO NOT CONSIDER RENTING HERE.........EVER1. The management will look you in the eyes and lie when the truth is better.2. The property looks like Section 8 housing3. The lease that The Landings at Boot Ranch requires every resident to sign, states that a 12 hour notice shall be given before the staff enters a apartment. Every resident in my building and the surrounding buildings all site numerous cases of the maintenance staff entering their apartments without notice. Especially the ladies. Draw your own conclusions. It's hard to deny the resident's cameras. 4. Residents are denied access to things they pay for months on end without any financial relief on the monthly bill. i.e. porches5. Talk to ANY resident or former resident, the lease dollar amount NEVER matches the bill and no one ever gets a explanation. If they even respond it's just threats to evict or fine the resident for arguing.6. The security absolutely stinks. Thugs are allowed to wander in and out of the gate unchecked and VERY SELDOM are both gates closed at the same time. Maybe the towing company is giving certain folks kickbacks to abuse the residents. 7. "We have a waiting list!" They have a waiting list alright! It's a list of people that can't wait to LEAVE!!! 8. It's funny how parking sucks here so bad but employees and contractors park when and where they want to overnight, but EVERYBODY else gets towed or has to park around the alligator pond all while there are empty parking slots everywhere. I'm sure the response will be "if you'll come by the office and discuss the matters we will be happy to help you". It means the manager will threaten you with eviction or legal action if you share the truth with the renting public. This would be a great opportunity for the Justice Department, FBI, and Florida Attorney General to look into, plus an aggressive attorney probably could get a class action lawsuit started between the unhappy residents.

The amenities keep disappearing but we still pay the same rent. Promises made and not much happens. A lot of small issues.

We have submitted a couple of service requests that have never been acted on. The alarm has never worked since we moved in, and the vanity in the master bath has water damage from a leak. The leak was repaired, and the maintenance man came to take measurements, but nothing was ever done beyond that. If you're not going to repair it, at least have the courtesy to tell us.
