    Beware!! The apartments are NOT what the model one looks like at all. We were promised and told they all are new and look the same as the model. We arrived to move in and it was disgusting, there was food from the past resident along with workers frantically trying to "fix" things. Paint and floors were chipped and scraped, and cabinets were missing.. and weve been here a few months and still nothings been fixed. The price is too high for the state of the apartment they seem livable.

    Love the office staff. They are very friendly and always willing to help you. The gym was re-done and is accessible 24 hours a day. Two nice pools with lots of chairs. Gated (though some times there are issues with the gates being open all night due to mechanical or resident damage. Simple but nice dog park. Maintenance requests handled quickly (whether you report issue online or call). Love ability to pay rent online. The grounds are well kept. Cons: no real incentives for long term residents as far as rental increases every year. I understand the market changes. Some things are looked at and adjusted but feel the increases are a bit much even for the area/size of units. Also don't like being charged for some one to pick up my garbage from my apartment when I take my own to the receptacle. Other than that, this place is great. Nice and quiet even with the different age ranges, pets, music lovers, etc.

    Do not rent from this company What a joke. Moved out earlier this year and they never even sent me a final bill to let me know how much i owed them. I just gor a notice 2 days ago from a collection agency! What was the point of getting a forwarding address for? I would like an explanation as to what damages I'm being charged for in an itemized bill. Also, the apartments are horribly insulated. I had a 1,000 sf. 2 bedroom apartment there and my electric bill was an average of 150 a.month for 3 people! Funny i pay less then that in the house i rent now, which is 500 sf. Larger. The Air conditioner had to be fixed several times, never replaced. The unit would leak water all over the master bedroom carpet. I told them numerous times with maintenance requests, but yet I'm sure I got charged for the carpet at move out. Their prices also skyrocketed recently with new owners too. My rent went from 1,000 a month to 1,300 a month just to do month to month for a couple months. Then if you want to transfer from a 2 bd. To a 3 bd which is a measley 100 extra square feet, they want to charge you $1,500 a month for 1,100 sf.!! Ludicrous! Why sure, I'd love to pay a flippin house payment for your tiny "luxury" apartment home! Good luck renting these apartment units at those ridiculous prices, especially with Volusia county wages....if able it is better to buy a home these days or rent a house for 1500 a month instead for more space amd a yard. I will never rent from these people again. Especially after sending me to collections with no notice and no final bill sent to me first!
