Great location, build quality is questionable at best, community is pretty friendly, but... They're CROOKS!! GREEDY MONEY GRABBING (fill in the blanks). lived there for 3 years. To qualify you must make 3x the rent, trash, water, other utilities are also on you. rent started at $1300 is now $1700 in 3years.. DO BETTER, SUCK LESS, CHARGE LESS!

My husband and I have lived here since Sept 2019. Weve been through two different property management companies with no issue. We have never had any type of lease violation. The problems with this place are as follows: Construction: You can tell the place was thrown together. Management: There is an inspection 2x a year then of course these random times they email you and tell you theyre needing to be in your home for one reason or another. Fees: God forbid youre late. Its 100 fee plus the difference you pay for market rate. We were late in Dec 2020 and they were nice enough to give us a one time waive of the fee of 216 dollars. This month (Sept 2022) we were late due to deposit issues and despite signing a NEW lease we were told we have to pay over 300 dollars and if we dont it would come out of our deposit (we are moving out this month already thankfully). Eva explained that it is a one time waiver despite being on a new lease which is fine. They can keep the money. Ownership: The place has been sold and switched to different ownership twice. We agreed to move in under home river but have to agree to the new property managements stipulations which were completely different. For instance, we were told we could rent the clubhouse but when we asked were told that wasnt an option anymore. Move out: Im just going to attach the move out check list for you to see yourself. Its actually comical. Overall: The townhomes are nice and probably better for roommate situations since you can (and we did) find rental houses for the same price especially if youre paying ALL UTILITIES on top of the rental prices.

I really hate to write this, but I just want to share my experience so others know what to expect. I have lived at Stonesthrow for over 3.5 years and I LOVED it until AMC took over property management. There was a strong sense of community, management was kind, and it was a great place to live. All of my neighbors had lived here for a couple years, but thats all changed. All of us have opted to move out at the end of our leases because the management has changed so much. Management is obsessed with making extra money through fees. They tried to fine everyone on our unit $250 for there being dog poop on our lawn even though we live in a high traffic area and lots of people from the surrounding neighborhoods walk their dogs by our houses and let their dogs do their business right on the front lawn. So we were being held responsible for pets that werent even ours. I started walking around and picking up other peoples dog poop just to avoid getting hit with fines. This is just one example, but members of the community are constantly getting fees and warnings for so many things (some of which are out of our control). Ive also heard horror stories about how invasive property management is about ESA animals and pets in general. They require additional documentation for ESA animals outside of a letter. Property management has rejected letters written by physicians or therapists because they werent a psychiatrist- where technically anyone who is managing the care of a person in need of an ESA animal is allowed to write the letter. So if you have a pet, be prepared for an uphill battle. I try to be empathetic and appreciate what AMC is trying to do; they want to keep the community well-maintained, the issue falls in their execution. They look at their tenants as an inconvenience. They dont treat people with respect. Im sad to see so many of my neighbors that Ive known for years moving out, but I cant blame them. Ill be doing the same when my lease is up.

DO NOT MOVE HERE. I know Boise is packed right now but it is just not worth. These people are ruthless. It was never good-most places arent. But when the management switched, it went south and fast. They will fine you for literally anything and everything. And not a small one either. If you want to move here, budget at least an extra 200 for fines. Seriously. The management is rude and snarky, genuinely havent met someone here whos had a good experience. Wouldnt be surprised if they are buying the good reviews. Between the god awful way the place is ran, the ridiculous expense, and how poorly literally everything is built (expect so many issues)... NOT WORTH IT.

The management responded to our inquiry right away to let us know that they did not have any immediate vacancies coming up, but we were still welcome to come look at the property and put an application in for the next available unit.
