Sheridan Plaza

First up, the cost/location. Sheridan Plaza is at a notoriously bad intersection. Someone was stabbed in broad daylight last summer, which led our previous PM to leave the state. There are homeless, mentally ill, and seedy individuals (Sheridan/Wilson is at the intersection of two gang territories) around the building at all times. That means it's not safe to walk alone at night, even as a guy. It also means that the area in front of and around the entrances smells like pee most of the time. I've been spat at, chased inside by homeless and mentally ill individuals (day and night), and had someone threaten to murder me while walking my dog at 9pm. This is not a safe part of town, and I can't in good conscience recommend it to anybody, especially under the "algorithmic" pricing structure Horizon uses. Beyond the location which the building can't really change, Horizon went through several PM changes in recent years, from Shannon, to Kayla, to Joe. As stated, Joe came on after Kayla left due to safety concerns, as well as not being supported by Horizon management. When Kayla came on, she struck up a conversation her first day. Joe went 9 months without saying a single word to me. He's also not a good communicator, preferring sparse emails with a single sentence and meaningless gestures, leaving much up to interpretation. To make matters worse, Joe refuses to take accountability for miscommunications. As others have mentioned, the elevator is out repeatedly, and Joe refuses to notify people of loss of service. Joe once said a rapidly blinking red light on the ALARM PANEL of the elevator was "a power light on the circuit board", and that it was nothing to be concerned about (yikes). Joe will send out a notice that we're losing water access, but fail to mention that means we lose heat as well. Oh, and they threatened rent hikes if the Bring Chicago Home bill passed. Hard pass.

Love the 24/7 front desk staff and how quickly maintenance responds to every issue. Its an older building so there can be some maintenance issues fairly often, but they are quick to react and fix the problems! While the neighborhood is dangerous, most people can safely navigate living here as long as they stay smart and vigilant.

Sheridan Plaza is a gorgeous building to live in with a friendly staff and a lot of amenities (large gym, parking garage, concierge, nice laundry room, personal storage and convenience store). It's also very close to the lakefront and transportations. Definitely some of the best rental apartments on the north side.

The office staff lies, and is horrible. They treat there tenants like dog trash

It was just a good living environment.

Friendly management, maintenance, and door staff got to know each resident by name and got to know then, which really made it feel like home.
