The staff is always friendly and courteous about any needs you may have and greets you with a bright smile. The verge of having a garage included in your rent is astronomical compared to other places.

Everything was great moving in, staff was friendly however, upon the first maintenance issue(SEVERE) that I had, thats when everything changed. Black mold was found all over my vents and air ducts. So to convenience me, they had me stay in their model unit. It was such an inconvenience to get put into a furnished unit with a broken hot water heater(no hot water-the solution: go shower and do dishes in my moldy unit or use the clubhouse gym shower), mold on the vents in that unit, the sink didnt drain so the water would just come back up with old food in it. The dishwasher didnt work. Dryer didnt work so for six days, the end result was that they cleaned my air vents and ducts yet wont pay for it to be tested again for black mold. So I decided to exercise my knowledge on tenant rights which was to contact the Merriam city codes enforcement to conduct an inspection and be present while I conduct yet another $60 mold test that I purchased from Home Depot. I mentioned to the enforcement officer about having no access to hot water and he said he would be happy to evaluate that unit as well. So I wanted to be fair and let the office know that the city of Merriam will be conducting an inspection of my unit and the unit I was put into to accommodate my living arrangements[its been nothing but a hassle-literally shouldve just paid for a hotel myself] and then the dark side came out. They told me I had no authorization to allow anyone to inspect the model unit and to give the keys back and sign a mold addendum. Being that mold is in the sheet rock, ceiling, air vents. Its more than just in my unit. And cleaning out an air duct is not fixing that problem. Pictures are worth a thousand words To be continued

Management was great if we had any issues they were resolved immediatly. The grounds were always kept up and we were always informed of activities going on at the apartments.

The weight room at Pine Gates East is great for an apartment complex. I wish they would replace the plastic coated weight plates with all metal. Other residents have dropped them and they have started cracking and breaking off the plastic. The cable machine could use some new selector pins the current ones are bent. The patio outside our apartment is slanted pretty good because the rain has washed away some of the dirt, but it's still usable. My biggest complaint is that the insulation under our spare room, which overhangs the foundation, has been pulled away by stray animals. This causes our spare room to be 10 degrees cooler or warmer depending on the season. In winter I can keep my beer in one of the closets in the spare room because it stays cold enough to drink. Animals continue to live under our apartment, which caused our patio during the summer of 2017 to become infested with fleas and so we couldn't use our patio area until after winter weather killed them. Brought the infestation up to maintenance they said they didn't "see" an issue. I think they sprayed it once, which didn't help. The insulation needs to be replaced under the spare rooms overhang and have chicken wire to keep it in place and to keep animals from getting under our apartment's crawl space. I'd be willing to do the work if the owner would buy the supplies.

It used to be a good place to live but the past two years it has gotten horrible here. They refused to fix an outdoor light for 5 weeks until I complained to the City of Merriam who then called them to repair the light. They raised rent by almost $50.00 a month by over charging us for utilities. That's just a start.
