Arcadia at Overland Park

Maintenance is terrible. I've had to make constant requests for A/C repair and they continuously make excuses and will not fix it. It's literally been more than 6 months. I have never had this much trouble at any complex. I also had a water heater that would fail a couple of times a week and the pilot light couldn't be re-lit. This went on for months before they finally admitted there was a problem with it and fixed it. That's a lot of cold showers. They will do nothing until multiple complaints are made. I have never gotten anything fixed in one attempt. Noone will come until you get mad that nothing's been done.

The front door of my apartment complex is still broken, the "repaving" of the parking lot was a waste of time, it's cracking again. The weird new rules about stuff in front of the apartment or on the balcony is dumb. The "remodeled" apartments are just the same but with a new paint job and sink, which is not enough motivation to move my stuff. The laundry is too expensive as well. Also, stop asking me how I feel about people smoking. It's a filthy habit but people should be allowed to do what they want. Stand outside and smoke, doesn't bother me. Stop trying to weed out the people you don't like, it's disgraceful. You wanna know what IS annoying? Barking dogs and screaming children at 1 AM. But you can't ban them and it's just apart of the apartment living experience.

My apartment had old torn out carpets. The air conditioner was old and did not cool the apartment uniformly. The maintenance was good though. The flooring in the kitchen was sticky even though I used to clean it with soap every other day. There was a distinct smell in the apartment all the time may be from the paint.

Office staff is incompetent, and does not respond to requests in a timely manner. Dog trash bins constantly overflowing, and bags not replenished.

The apartment is nice. I don't like how the management company takes advantage of its tenants by using the lack of reasonable parking as a revenue stream.

To much dog poop and trash.
