    I am new to the area and the staff has made my transition into the city of Louisville amazing. Not only are they extremely friendly but they go out of their way to keep me updated on things at the property and in the community. I feel valued and appreciate the features at the apartment.

    The complex is more than 40 years old. Yes they may have repainted, put down new laminate flooring, installed new cabinets, counters, and appliances but the insulation in the walls is useless, the air ducts have not been cleaned in who knows how long, and there is absolutely no sound barrier between units so you hear everything next door. The HVAC did not work on my "newly remodeled" unit when I moved in this year. It took them over a month to replace the unit. I was lucky though, other people had to wait longer. The hot water heat does not work properly. I reported it 3 times. The first time they said they weren't aware there was an issue but I have emails to say otherwise. The other 2 times they sent s guy over to fix it but nothing has changed. I gave up and stopped reporting problems because they act like you are asking for too much. I pay about $1,000 per month (after their additional fees on top of the actual rent) and could find something newer, of better quality, and managed by people that understand what quality customer service and professionalism are. Once my lease is up I will be moving out and recommend others seriously explore other options. This place should only be looked at as a last resort. I am not only a tenant but a customer. If I treated my clients at work the same as they have treated me here at SOVA, I would expect to be unemployed. The company that owns this complex should honestly reconsider finding new personnel to facilitate the needs of the residents.

    I would strongly urge anyone looking for a new place to call home to avoid this place at all costs. The SOVA website boasts a "close knit community" but that could not be furthest from the truth. As a resident here, you are nothing more than a source of profit. "Our all new remodeled living space" is laughable to say the least. Yes they did repaint the walls, lay some laminate flooring, added new cabinets, countertops, and appliances but the craftsmanship of the contractors was sub par at the very best and went uncheck by the property manager. Upon moving into my "newly remodeled" unit there were several issues from the beginning such as the cabinet doors being installed crooked, there is an exposed electrical wire sticking out from underneath the dishwasher, the kitchen countertop was not installed correctly and the caulking has cracked exposing an 1/8" gap along the side and back where the counter meets the wall, the vanity in the bathroom was not installed correctly and there is a large gap between the wall and the cabinet, the HVAC did not function at all, the original patio doors did not open and close properly, and so on. The display unit they were showing people looked great, including french patio doors. My unit, however, had the original sliding patio doors. They stated the patio doors would be replaced. It took them over two months to get around to it. Instead of installing the new doors on units already occupied, they started in the vacant units. The onsite manager is rude and unprofessional. Her assistant was nice until I signed a lease, now she is just as rude. I no longer contact them for maintenance issues because they talk to you like you are inconveniencing them. Only 1 of the 4 lights in the parking lot work making it extremely dark. About 36 units share one parking lot and they recently did away with 12 parking places to install a trash compactor for the entire complex. Not only do I have to fight for parking but I get to smell everyone's trash.

    Not the greatest place by far but also not the worst either. New management seems better but maintenance is slow to respond and pool was rarely open through summer. Go for apartment not townhome. Electric and gas is $155 a month average because of poor insulation.
