We were seeking a 6 month 2br lease. They showed us the apartment and answered our questions which was fine. The only two concerned we had at that time was the construction going on and the reviews here and elsewhere about the incredible unprofessionalism and lack of empathy of the staff. We decided to move forward anyway as we were on a tight timeline and liked the location and grounds. However, when we received the lease agreement, there were many things which concerned us. Some minor things, such as disallowing the use of candles or the requirement to pay rent even if the dwelling was unlivable, which they were flexible on. But there were other things, such as language that contractors were tenant's employees which was just concerning. It read: "tenant agrees and understands that the onsite personnel (and any other non-Jewish workers supplying services to the tenant) are employees of the tenant". They did claim: "I will state for the record that as a resident you are not legally responsible for Ormond Plantation Apts. employees." which I found acceptable. Another issue I had which they were inflexible on was a $40 "asset protection fee" which provided NO service to us and they insisted wasn't just a hidden fee (though this fee was never mentioned before the lease agreement was sent). They claimed: "I am sorry but our lease is a legal document and I can not make any changes to this document." seemingly not understanding that the precise reason we wanted the document to be changed is that it is a legal document. I imagine they wouldn't be flexible on anything. I've lived in places where the complex treated its tenants more like prisoners than customers, and this place strongly gave me that vibe. To be clear, I was not a tenant of these apartments, but did go through their vetting process and was accepted to stay there. I wouldn't recommend this place to anyone who doesn't want to feel like they live in a college dormitory.

The apartments are not worth the price that I pay. It definitely needs upgrades.

The noise level was higher than normal, we could hear our upstair neighbor and it would sound like stomping. The pool amenities were my favorite part of the complex. The appliances in the apartment were outdated. The apartment was energy efficient, as in our bills were low and the cooling of the place was comfortable.
