The Ponds at Georgetown

The staff is quite friendly. While I do not necessarily have any issues with the physical apartment itself, I have had a lot of frustration with construction, maintenance and apartment entries. In all of the apartments that I have lived in, I have not had a complex where maintenance staff needs to enter my unit so many times. I understand that communities require upkeep but large scale projects are notified to the residents in too short of notice. Last summer they updated the plumbing, told us that there would be inconvenience and they would need to enter our apartment a week before beginning. The project lasted two weeks, where I would be woken up between 8-9:30 to have sheets laid out across my living room, bathroom, hallway and bedroom. But hey- for my inconvenience my roommate and I were given $25 to Chili's... Fast forward to this summer, management decided to have my car towed so construction could have access to the sidewalk without my knowledge or consent, across the parking lot (also without any informal/formal means of contact to let me know). After getting back from work and seeing my car missing, I almost called the police to report my car stolen before I happened to see my car about 400ft across the parking lot. Just a few weeks later and they're repaving the entire parking lot, in this time we have to park on the opposite side of the complex.. While I'm sympathetic that upgrades are beneficial in the long run and sometimes necessary, this complex has time-and-time again failed to give residents proper notification and respect.

The administration and maintenance people respond to all requests quickly, efficiently, and politely. I enjoy the location quite a bit. The only downside is that the apartments are slightly higher priced than I would prefer.

nice apartment. friendly, helpful staff. maintenance team is quick and diligent. landscaping is good, except the pond could be cleaned from old pieces of wood and scrub floating in it.

The management team and the office staff are very responsive to all requests for service, and are always friendly and efficient.

Staff is friendly. Chief complaint is condition and overall upkeep of the unit (cosmetic fixes are used to deal with issues rather than getting to the root of the problem. Maintenance staff is responsive/helpful. Rules for internal use of the units (hanging pictures, etc.) are excessively harsh. Wish the complex used more environmentally-friendly lawn care. Outside dumpsters are frequently overfull on the weekends, and snow removal was slow and poor this year.

There have been two unacceptable incidents. 1) Proposed rent-increase of >10% upon renewal and 2) Proposed use of third party utility billing company mid-way through lease. The management is not entirely sincere or friendly with tenants. Maintenance is phenomenal and so is the actual apartment and parking which is why we rated it Good. .

My experience in this community has been uniformly positive. The maintenance personnel are responsive and knowledgeable and the manager is personable. I have zero complaints. I have great experience with this property, especially with their maintenance team, always fast and fixes everything. It's in a safe and peaceful area in Ann Arbor and has a wonderful pond view. The management team is super helpful, if you communicate your need properly!

The entire team at this community truly cares. If you are looking for a community where you will be taken care of by management, Ponds is the place!! Any issue thrown at this team is handled with or promptness and care. Keep up the great work!

Great maintenance staff! They are always timely and friendly. Helpful and Jason explains everything that he does to fix the repair. I would recommend this apartment complex to everyone!

I stayed in this apartment for 3 years and liked the view to the ponds in front of balcony. Good enough space and very efficient and responsible management team. They helped me until the last minutes of my leaving day. I appreciate it !

Until I get a response back from them I feel I’m going to leave a 1 star review. I have been calling and calling they never answer . I tried emailing about how long they can hold the apartment or if I can get my deposit back they just won’t answer…. This is the 3 business day I tried calling !! Was off to a great start but now I’m not getting anywhere with them at this point.
