      The building staff are perfectly friendly and reasonable, they are the best part. The living arrangements overall are adequate although you'll find a lot of finishes slightly off like curved lines for closets or materials being cheap. The part that brings my rating so far down is the number of add on fee's. It is atrocious. A renter should fully expect your monthly bill to be $70-100 higher than your listed rent. You'll receive an itemized deduction monthly that details your rent, amenities fee, trash fee, water fee, sewer fee, admin fee. At the majority of rental properties you'll have Rent and utilities which you pay directly to the provider, but not here. When touring the facility they will tell you that the amenity fee is optional, but that you can't opt out of it because the amenities are available to renters. If you argue they will tell you that the amenities are more of a supplemental fee for building maintenance, heating common areas, maintaining the pool, pest control, lawn service, etc. All of these fee's should be factored into the cost of rent, not put onto the renters. In general the building is fine, the staff is courteous, but the company that owns both will gouge you ever chance they get. In addition, there is no grace period for paying rent. most rental properties you have the first 3 or 5 days of the month, here it's day 1 or a $50 fee. If you fail to pay by the 5th they will terminate your lease and evict you (according to their notices). Even if their payment system is down, they will task you with finding an alternative method through which to pay your rent. So be aware of what you are getting into living here.

      Stay away. Leasing agent lied to us about noise level. Can be very loud at times and they refuse to do anything about it. If you are older like me 50+ and you want a place where after 9pm you dont want to hear rap music then look elsewhere or go buy a place. This place sucks.

      20 lb restriction on dogs? 20 lbs is not a dog, that's a cat that barks.

      Windows are NOT energy Star. Healing and cooling a 2 br unit on 3rd floor is approximately $135 per month. Common area near lobby where many people like to lounge in the evening unavailable after 6:00 PM when leasing staff leaves for day. Garage and hallways are filthy. This newer building already falling into ill repair due to no staff on site 24/7. I asked for smoke detector battery replacement as there are 10 foot ceilings. No scheduled maintenance established to have these batteries replaced. Garage was power washed by hand v. contracting to have someone with a power sweeper do the job. Winter debris from 2017/2018 was cleaned 08/28/18. Even after this work there was noticeable dirt piles in garage. Wash and detail your car and 1 day later it is covered in dust. I WOULD NOT recommend this Omaha, NE based Richdale management group for your apartment home rental.

      This property is horribly managed. There are so many issues that the management fails to address for a "luxury" residence. Poorly constructed and maintenance sub par. Prospective renter read the reviews.

      I lived here for over a year. Always getting the run around. Even took almost all of my deposit to replace the stove from burns. hahah $409 to be exact. I feel burns on a stove should be under normal wear and tear, but I guess not. Long story short as long as they have you in a lease they could care a less how happy or satisfied you are. Find a better property to rent from
