I really disappointed with this property, every day they change their promises. First, they change the free cl Read Moreub room to 30$ fee and recently they raised this rate to 100$!!! Second, they promised to do water softener and now we are just paying to Culligan and even we do not receive salt which is 5-10 $ and we are paying 50$! Third, I refer a friend and he rents a house in the same property as I am, however they did not give the promised money to us.

PLEASE NOTE THAT THE MANAGEMENT HAS CHANGED IN 2017 TO IRET!I am writing this since it may concern many of you Read More who are looking for renting an apartment in Rochester. I am a temporary researcher at Mayo Clinic. Two years ago, I was looking for renting an apartment. Currently Iret owns many properties in Rochester. To me, their properties looked nice and clean (although over-priced a little) and I decided to rent one of their townhouses at Avalon Cove then. Here I am listing my observations during [and after] my two years staying there. I know there are other tenants, especially internationals, with same complaints but I found out that by this time, only few people spoke up in the internet.1- Forget about your deposit: We paid $650 for deposit. Honestly, I am a really clean person (Just to proof: I rented 6 apartments before across the US and all of my previous landlords not only gave me back all the deposit, but also thanked for being such a good tenant. We thoroughly cleaned the apartment until it was shining. The whole place! But the manager today said the stove and the microwave were filthy and they have to work in it for SIX HOURS! I am attaching a picture of the document that today the Avalon Cove manager gave to me. They charged me $240 for that! The stove itself worth less than $200. I wish I had a picture of the kitchen before I left that house to show you how clean it was.2- They also charge me $200 for partial painting. We didnt even use screws to hang my frames just to keep the wall unscratched. To me, the wall was as nice as it was. I dont know maybe a little darker after two years, maybe pipe water leaked, or rain came in from the roof, but why should tenants pay for these things?3- Another thing about deposit: For the first year, the deposit was $650 and for the second year the lease changed and the rent increased but the security deposit decreased to $400. However, they kept the whole $650 until end of the second year.

Any problems I had in my unit were fixed in a timely manner. The staff was friendly and helpful. My unit was Read More clean upgraded and well designed. I would recommend Avalon Cove (Cascade Shores) to anyone looking for a great rental.
