    Maintenance requests take far too long to complete. The phone almost never gets answered. I have to leave several voicemails for anything to be done. The office closes whenever it wants; contrary to the business hours sign on the front door. Building is so old that utilities are far too high. There are bugs ALL THE TIME even in the Winter. The landscaping doesn't get done too often. Previously it was taken care of at least monthly and this past year, it wasn't done until nearly the middle of April.It makes the complex look super unprofessional and messy. The exterior remodel ideas don't make very much sense since the upkeep will not be as financially efficient...paint on the deck? Paint comes off so easily. The pool is disgusting...I swear I can catch hepatitis from that gross water. Also, the gym is restricted...how are you supposed to enjoy that amenity when you aren't able to access it? Ended up getting a gym membership up the street since it wasn't convenient to me. Condition at move-in was decent, but needed a lot of work. Marked those items down on the move-in list and most of the items were not resolved. I don't think I will be making it to the 3rd year mark with this place.

    We take pride in responding to maintenance calls immediately, typically on the same day. However, we must prioritize maintenance calls in order of urgency. For example, when someone's air conditioning goes out on a hot day we address that before a lesser matter. Our office is staffed with 3 people Monday through Friday from 9 to 6 and Saturday from 10 to 4. We have an after-hours answering service for maintenance emergencies. Despite these staffing levels, occasionally a call gets missed if staff are out attending to tenants. Of course, our office does not close "whenever it wants." Utility bills are based upon individual usage. We check and spray for pests and care for our extensive lawns weekly. Recent rain has prevented us from being able to mow the lawn consistently throughout the spring, but it has been mowed as weather has permitted. We have two swimming pools that are clean and inviting. Our two gyms are available 24 hours a day. Thank you for your feedback as we strive to make every tenant's experience at our property an excellent one.

    Pretty decent complex given the selection in the area and the price point. Pet friendly. Offers perks for annual lease renewal. Maintenance is timely, but may not always fix what was reported. Problems with raccoons living in the eaves. Poor snow removal with icy walks is the normal in winter. Old appliances (in some units?). Outdated and poor quality cabinetry (in some units?). Unleveled floors and creaky floor boards (in some units?). Poor insulation as you can hear your neighbors pretty clearly (in some units?). Pool and Gym available during limited hours. Limited evening during peak hours for some units.

    Thanks for acknowledging that we are a pet-friendly property! Our maintenance department's goal is to create a permanent fix the first time, with a timely and clean service call that is as least disruptive to tenants as possible. Effective and timely snow removal is a high priority, This past winter, we removed snow literally during the storms, and in certain instances, plowed throughout the night. We have been praised by several tenants for our quick snow removal, while the rest of the city is still snowed in. We take pride in the condition of our property, and most tenants understand the benefits of living in an older property (more space!). Our swimming pools are open from 10 AM to 9 PM daily. Our two gyms are available 24 hours a day. Thank you for your feedback as we strive to make every tenant's experience at our property an excellent one.

    i would not recommend to anyone! management will take your money and dismiss your issues. I am very disappointed. owner if you are reading this you need to come check on your property. it is not all what it seems I am still waiting on an email as to when my issues can be reviewed. I refuse to contact that office again and be treated with such inconsideration and rudeness again!

    Renting at the Martinique was average, maintenance was speedy but sometime took 2-3 tries to fix things and several returns. The pools are small and not very deep. On the plus side the rent is cheap for how large the apartments are so that's a bang for your buck. The only really negative thing I can say is the parking is very limited and I sometimes had to park far away from my apartment.

We are proud to say they are the biggest in Omaha and you get a lot of bang for your buck at our property. We have recently hired all new maintenance staff, having realized that our maintenance service was not of the caliber we expected. We do provide a lot of parking -- perhaps your work schedule required you to come in late at night and therefore much of the parking near your apartment was full. You may not realize that we do offer garage rentals.
