I have a lot to say. I lived here for over a year. My red flag is the fact they didnt give us a garage key when we moved in. They said the last owners *probably* didnt give it back so I guess we didnt get one? I would have to wait until maintenance could come out to change the locks but in the mean time I had access with the button. I kept the door locked cause it locked from the inside bu once it was locked you couldnt unlock it without the key. However I started noticing the door would be unlocked I thought it was just me until even the button didnt work and I couldnt access the garage at all. We called maintenance, we got in and we found a random garage can that was used to reach the switch that turned off the garage door sensor for the button. So someone else had the key to the garage and it wasnt us. Maintenance changed the locks later that day. My issue is when we told the main office person, she wasnt concern someone else had access to our rental space, and to be fair they didnt check to see if we turned in our garage key either. When we debated renewing the lease we were quoted 3 different prices between $1430-1650 all within a month. Thats a big difference and it was just miscommunication among the office. Some good things, maintenance was always willing to help, we had a tendency to carpet beetles but they called pest control and that stopped right after. We did have a pigeon problem, pest control tried to help but the stubborn pigeons remained for most of our stay. My roommate had an issue with the homeless people that hung around, I didnt care theyre friendly. The property itself was well maintained and while the trash over flowed often, it was user error because people were to lazy to walk to the trash can next to it. Neighbors were quiet and friendly. We were charged $225 for cleaning upon moving from a $450 deposit, the reasoning they said was for carpet cleaning.

This apartment complex is decent, staff was always nice and helpful. Rent was pricey for 1 bedroom I paid $1500. Other than that, good location, and in the center of downtown sparks.

I've lived here for going on 2 years now have had no problems management is always helpful and nice and maintenance is always prompt to fix anything I need help with. Its quite and close to so many things like restaurants and winery and movie theater.

If you are descent normal people you don’t want to live here. Management sucks, absolutely no enforcement. Trash everywhere, which includes the kind of people they are now renting to. One and Two bedroom apartments only, yet there are as many as 6-8 adults and numerous children living in one apartment. The key pads on the gates were destroyed, so they just removed them. Then the handle was torn off, now the whole gate has been ripped off for weeks and propped against the fence. Stucco in the corridor was patched when I moved in almost 2 years ago and remains unpainted. No smoking allowed in the corridors, yeah right. Cigarette butts everywhere. Bad enough that I have to keep my windows closed because of the smell of cigarette smoke. The pot smoke is so thick you can get high if you leave your windows open or walk outside. Parking is horrendous. When I moved in they issued parking stickers with your assigned space number on them. That went by the wayside, I think I’m the only one left with a sticker. Rent continues to go up and conditions continue to go down. Won’t be long and this place will be a total slum. I have talked to several tenants who have had their cars broken into. Not unusual to see creepy people lurking around at all hours and someone is always going through the trash dumpsters. Trust me, you don’t want to live here. They advertise as executive suite apartments, nothing executive about this place. My lease is up soon and I definitely will not be renewing. I give Fountainhouse Apartments a negative 5 stars on a good day.
