I moved into Henrietta Highlands in June 2016. I deeply regret renewing my lease here. The common areas of the Read More building are horribly maintained. The carpeting is moldy, stained, and old. The stairway railing wiggles, the stairs do too, management allows tenants to leave personal items all over the outdoor areas and yards. Entry doors are not secure. They don't shut/lock properly. There are no peepholes in the apartment doors, so if someone random gets buzzed in you can't see who is now knocking on your door. I was promised my bathroom would have updates done. Nothing got fixed or updated. My first year here another tenant smoked in their bathroom ALL THE TIME. Most of the buildings are not non-smoking, and you get to enjoy the second hand smoke in the hallways, through shared walls and the bathroom venting. I have asthma and was getting sick EVERY DAY I showered. Management's solution was to just run my bathroom fan 24/7. I also had to have my bathroom fan replaced THREE TIMES before I got one that worked. Luckily those people moved. The second hand smoke has decreased but isn't totally gone. The final straw was the lease renewal this year, and the latest notice I got yesterday about the addition of in-unit washer/dryer. After raising rent, while removing previously included utilities (you now have to pay separately for trash, sewage, and water), Morgan wants $50 A MONTH for you to RENT one of their washer/dryers for in your unit. That is $600 a year to have access to an appliance that should have been installed YEARS ago and should be included as part of the already too high rent. This will also decrease storage space. Conditions of the building have decreased, maintenance is terrible, management doesn't return calls, snow removal was NON-EXISTENT, they've removed utilities while raising rent, and now have the gall to ask $600 a year extra for you to rent an appliance. Do whatever you can to find somewhere better to live.

this is one of the worst places I've lived in, for example it's over priced, in the past two years the rent pr Read Moreice has increased twice about 25 dollars each time. The walls are so thin I can hear some sneeze in an apartment across the hall or next door I won't get into how much noise the people above us cause. Also the staff is horrible they've ignored us when something has broke, I'm still waiting for them to come fix something. They've even given us attitude about our dog.

Poor upkeep. Trees and bushes not kept up at all. Horrible parking situation. Management not willing to evict Read Moretenants even after police coming to their door 3-4 times. New warm water will fluctuate between too hot or cold. Poor upkeep between tenants; bearings in fans loud and worn out, faucets broken, and dishwasher still leaking. Have had it looked at but did nothing.
