    Run as fast as you can away from here, or any Morgan Properties owned complex. We're counting down the days until we can move out. Our entire stay here has been terrible. -Across two different apartments, the furnace and air conditioner have never worked properly despite several attempts at getting it fixed. -The cabinets and appliances are filthy seem to be about 30 years old. -So many loose floorboards that I worry constantly about collapsing into the apartment below. -$60-$100 rent increases every year, justified by making the outside look pretty while letting the building interiors rot. -I was once threatened with blackmail by office management staff for leaving a bad review because our rent was late due to a change in my banking situation (and was charged $160 in filing fees when they took me to court over it). -The property will nickel and dime you for every last thing they can for as long as you'll let them. -Office staff are impersonal and often rude, and have weaseled their way out of accepting in-office payments just so they don't have to see their tenants. -Desperate "we're sorry we didn't meet your expectations" response to every bad review in a lazy effort to try and save some face by seeming attentive. Save yourself the money, dignity, and stress, and move somewhere else.

    See google for full and true review. 1.) Maintainence staff is great for the most part no complaints from us concerning them. Our concerns were 2.) The office staff has hired a third party to which residents pay a six plus doller fee and a 15 dollercharge to set up an online acct to pay certain utilities. When you (the resident) questions this arrangement, the office staff get defensive and tell you to call the third party with your questions and the third party tells you to consult the office. We asked and they refused to provide an itemized explanation of the allocated community water/sewer bill as we were paying the better part of $200 for water bill in a 2 bdroom apt. 3) We were never late on our rent so we don't know the protocol for their late policy. All I can say is check your lease. 4) Speaking of lease, they failed to mention the carpet cleaning prior to moving out requirement that is supposed to, but not listed on the agreement prior to us moving out in our lease and when I took this to the office to notify them that since it is not directly stated that we would not be having this done and they were unable to charge our security deposit. They argued that it was "indirectly stated" in the lease. I notified her that indirect statements don't mean anything in court. It has to be directly stated (I should know, my uncle is an attorney ) I was then told I'd have to take it up with mgmt which I did and as I was already aware, I was right. 4) post moving out, we were charged over 200 dollars for water/sewer to our security deposit I will present to the office to get this figured out as we had no outstanding balances. Lakewood Hills is NOT somewhere I'd call home. It's mearly a pausing point for something better. A great starter apt for an aspiring family but once the kids are school aged, I'd stay away.

    Better and bigger fitness center. No charging to use the pool. Designated smoking apt bldgs, so non smokers on upper floors don't have smoke wafting into their apts on nice days.

    The hallways of our apartment building frequently have trash and obscene drawings on the bulletin board. The smoke alarm was hanging down for weeks.
