The people who work in the office are never there when they are supposed to be. When you ask for something to be fixed it never happens. They charge way too much for some apartments that they say are renovated. The only thing they' done is apply sloppy coats of paint and changed the carpeting. When I lived here last year the water from the ac constantly leaked water into my master bedroom and got my carpet wet. I reported the the issue twice and was never properly resolved. They were supposed to replace my bathroom sink and redo the ceiling because it was cracking and peeling and they never fixed it. They are under new ownership but i doubt anything has changed if they still have the same lazy office people working there.

When I moved the manager was not nice and responsive. The maintenance crew is not responsive in time.

Communication with office is AWFUL. They give you misinformation and will flat out lie to you to get out of the office. Maintenance and contractors have entered my apartment without notice and the work they have completed has been sloppy and unfinished.

Nice community, neighbors are friendly, quiet neighborhood, stores and the mall was very convenient for me, the apartment also offer bikes for residents, staff AMAZING, maintenance always on time, cameras available for safety, pool available during summer yes it actually is open (some people take weeks and weeks to clean the pool), parking spot always open, i can go on and on but its amazing

I was set to move into unit 76 on July 1st but had to cancel because I found another place for same price but closer to work. I didn’t sign a lease and they’re telling me that they are keeping my deposit. I’ve called, left a voicemail, emailed as well and have gotten no response from anyone. Ridiculous and unprofessional. I should be given my full deposit back since I cancelled over 3 weeks before the move in date and didn’t sign a lease.

Maintenance is absolutely rude. Would not move into this complex or Rice Townhomes as it’s owned by the same owner, if you have issues with your complex they’re not going to do anything about it, and if they do, they’re going to be irritated that they have to do their jobs. I have a kid so of course I’m going to be concerned about mold growing in our bathtub caulking, so I contacted maintenance to see if they could strip down the caulking and replace it as previous maintenance has done before. Office recommended kindly to clean the bathtub regularly without insinuating I don’t keep up with cleanliness of the tub, which I do every other week. Before ownership switched over AGAIN, the previous maintenance had no issue fixing whatever went wrong with these cheaply built apartments. We’ve been residents here for 3 years now. Today maintenance showed up with no notice, already had a negative vibe entering my home, no hello how are you. Leaving the home he mentioned that if I cleaned my tub regularly there wouldn’t be mold and I explained I clean that tub all the time with bleach and he asked if I used peroxide and I said no but previous maintenance would replace the caulking since mold is literally growing in it, like clay, so there’s no scrubbing it out and while I’m explaining my upkeeping to the maintenance guy said "we expect residents to clean their tub themselves." And when I was trying to explain that I clean all the time he cuts me off and says "well that's on you." And walks out I contacted maintenance manager and all he had to say was “I’m sorry you had that experience” in a nonchalant tone. Obviously not caring that one of his employees treats residents disrespectfully in their own home. My fiance would do it himself but he shouldn’t have to do something maintenance is literally hired to do, and we know it doesn’t take a lot of time seeing it previous maintenance replace the caulking. We pay so much for rent only for them to not do anything for us as residents maintenance wise and the property itself here is always left a mess, trash left everywhere outside.

This review is for the castwell at west Ashley which is ran by this office. I’m posting this here because the manager runs both buildings and people should know what they are getting into. Please please please if you listen to any review don’t make the mistake of applying here like I did. I have been waiting to move into an apartment that I have already paid a deposit for. 2 days before I’m supposed to move in they switch the entire unit for a different address in a different building. My utilities, and household goods were supposed to be delivered to the first address and apparently it isn’t a big deal to THEM to have all that switched 2 days before I move. Today (1 day before I move) I go to FINALLY view the apartment that I have been trying to see before I signed a lease (they will try to get you to sign a lease first, DONT). Not only does the ceiling have water damage, the whole top floor room is slanted/ “sinking” is what I was told. To them that is normal? I even asked the maintenance man because he was inside JUST starting to turn over/ “fix things” in my would be apartment the day before I moved in - even though they had weeks notice. For 1625 a month that is INSANE. The manager Patricia refuses to give me my deposit back that she INSISTED I pay to hold for the biohazard she tried to move my children into because I’m “choosing not to move there”. Of COURSE I’m not. The reviews on this place are old and are from before they were owned by AMCS. Please look at the Spanish oaks reviews, Patricia runs both of these properties alone which she will tell you 500 times before you move in because it’s a good excuse for her not doing her job apparently. I have never been so grateful I haven’t signed a lease in advance before. Also the price on the website is wrong. It will tell you 1550 but when you apply it jumps to 1800 but when you go in it’s 1625?? I have lived in a range of apartments from being in the military to even my broke days in low income, this is the WORST experience I have ever had through all the states I have lived in. Please please please take my warning and don’t be out hundreds of dollars like I am & scrambling to find somewhere new to live in a weekend, ESPECIALLY if you have kids. There is a reason all the town houses in the area have wait list and these don’t.

I honestly don't know how this place has any good ratings. I lived here for one long dragged out worst year of my life. The place was INFESTED with roaches, my kitchen floor had a big burn hole in the middle of the floor from the stove burner when the previous tenants caught the kitchen on fire and they never fixed.. they left my kitchen a wreck and even grease stains were so bad all around the fan of the stove and the place was very dirty when I moved in. The door handle on the fridge was popped off and I had to live like that the entire year..The grill nor the fire pit ever worked the entire year I lived there, the dog park is dirty disgusting and tiny, they promote hammocks and a gym in which they don't have either.. Staff was rude and nosey with exception to the pool guy Will.. one time I went without a kitchen light for 3 weeks. I seen Cindy and Patricia walking through the parking lot and I asked them from my balcony if they had any word on changing my light bulb in the kitchen. The response was "I don't know but your dog has got to go" ... They did not look at my file and see that my dog was approved upon move in and was an esa animal... I simply asked about them changing the light in my kitchen and I get hollered at in public where everyone can hear. Also Cindy refused to open one part of the pool gate for my aunt who is in a wheelchair during my daughter's 14th birthday party in which I had to go back and forth with the office to even allow me to throw a birthday party at the pool. Cindy refused to let my aunt enjoy the party until the pool guy Will opened it bc even he thought it was ridiculous. For no reason at all..just to be rude and nasty. The entire year I lived there I had no service request met my cabinet was falling off, I had no window screens in my unit even when I asked to borrow from an empty unit they refused to let me and said the owners would not allow them to order any window screens for my unit even though I was a new resident and paying top dollar. The neighbors downstairs were Mexicans and had about 9 people living in their unit and they would play very loud music all the way from midnight till 6:00 in the morning keeping me and my kids up and I would call the cops and make a report and nothing was done about it they let the neighbors stay and told me they were respectable tenants and they owned a restaurant in the citadel Mall. I guess because they are restaurant owners they're allowed to do what they want. The place is not for kids, very unsafe, a bunch of partying adults... My kids bikes were stolen 3 times from that unit and they have absolutely no camera footage anywhere they said that their cameras are just there for show. And yes we lock our bikes up but this would happen during the day in broad daylight when my 6 yr old son would leave his bike downstairs.. one day someone came up on my second story floor of the unit and stole my 14 year old daughter's bike...I could not wait for my lease to end. I could not wait to move out of there and that has never happened to me in my life.. I'm so happy I am finally gone. YAY!!!!

Theresa was a great help with getting us situated for our lease. Whenever we had an issue in our apartment, which wasn’t often at all, she was there to help get it taken care of. When it came time to resign our lease Theresa helped get everything taken care of smoothly. Can’t wait to spend another year here. We really appreciate the help she provided.

I've been here 6 yes. Lots of changes but the ladies in our office now are getting it going. ! Can't wait to see what they do next ! Great area laundry pool and friendly neighbors. No it's not perfect. Yes changes needed but they're on it. And I do appreciate them !!
