Absolutely terrible experience. Worst place I have ever lived. Trash everywhere, domestic violence in neighboring apartments every other night, absolutely no parking. If you’re thinking of moving here, save the $2,000/month and go stay somewhere cheap in Rock Hill. I had high expectations based off of the price and look of these apartments but let me assure you, it’s not worth it. My husband’s truck was hit in a hit and run here in October of 2023, Evolve was absolutely no help in the matter. There are zero cameras in this HUD complex other than the ones in the office to protect THEIR assets. Your property is not safe here and you are responsible for anything Evolve or neighbors may damage.

I’ve been living at Evolve for about 2 years now and the staff are very pleasant and easy to work with. Tommy, one of the maintenance techs has been very helpful since I moved in, helping us with our dish washer and AC.

I’ve been a tenant at Evolve for over 3 years. The staff has been so accommodating, the Maintanance crew of Tommy, Chris and Ramon keep this property incredibly pristine.

The maintenance team and front office are amazing and do a fantastic job keeping this complex in order. Perfectly located to anything you need. The one star reviews for poop on the ground is a reflection on people not picking up after their own animals, not the apartment complex.

Noisy neighbors at all hours of the night. Management doesn’t seem to want to deal with it.

I love the apartment there are a few things that need to happen but I have told staff and they are very nice and willing to resolve issues!!

Improve the air quality for the residents who would appreciate better, clean air without the odor of smoking 🚬 drugs

FECES ON MY CAR! There is literally no parking here you can come home any given night from work and have to walk from the other side of the complex which is ridiculous and to make it worse a resident has been vandalizing cars with feces (yes POOP) my car was vandalized as well I had to take the initiative to get law enforcement involved when any of this is brought to staff it is not prioritized where is the 24 hour security? At the very least surveillance! As a resident I don’t feel like my needs are being met nor my safety made a priority. UPDATE 10/26/21 Now to add to feces vandalism NOW my car has been burglarized yes expensive items were taken out of my vehicle and to make things worse the renters insurance here covers NOTHING the list of why not to stay here keeps getting longer and longer seriously the staff could care less about residents our safety and needs at this community are NOT a priority.

Quiet, clean, safe. Pool open all year to go sit outside and read. Wish the community center was open. That is the main reason I picked evolve, I could use it 24/7. The only negative thing is so many residents don't pick up after their dogs. Kinda gross. Staff is polite and sincere.

I have been living here since May and I love it! I worked with Alyssa who went above and beyond. Alyssa made me feel so comfortable, explained everything in detail, kept open communication, had prompt responses, and showed an extreme amount of patience. When I moved in one of my cabinets was broken and maintenance came the very day that I put a request in for it to be fixed and replaced it. Everyone I have met has been friendly and kind and the amenities are well cared for! I could not picture living somewhere else!
