      We moved in a few weeks ago and I wish we had chosen differently. The day after we moved in I vacuumed the carpets and sucked up about an inch of cat litter from the previous tenants litter box into the canister of my vacuum from the carpet in the master bedroom closet. I noticed the vents in the kitchen and bathrooms were coated in dust and gunk. A few days later I noticed the washer had mold and gunk around the under lip of the basin. Within 2 weeks of living here I killed 6 roaches. They had someone come spray and I put all our dry goods in air tight containers. Figured I should check under the fridge and stove. Disgusting. I called and asked if someone could come pull out the stove and fridge and clean and was told Ill take care of it. The next day the maintenance guys show up and pull out the stove and expect ME to clean. And I should have refused but I did it anyway because I wanted to eliminate any motivation for the roaches. It was gross with old food crumbs and dried wet gunk and old mouse droppings (at least I hope they were old). Behind the fridge was no better including an entire opened king size Reeses rapper. The floor is literally sinking in from the weight of the fridge. Thank God we will only be here one year before moving into our house. Oh and since then management has refused to return any phone call and immediately put my calls through to voicemail. Surely because they know how unacceptable our experience has been but have nothing to offer- not even an apology. The best I can assume is that Morgan Properties is a greedy company and provides their management and employees with almost zero of the resources necessary to do even the bare minimum (ie: hiring actual professional cleaners and doing PREVENTATIVE roach/pest treatment). Honestly I think the manager is a good person but seems as though she is not empowered/ doesnt have the budget to do the right thing. . Unfortunate.

      I would recommend putting gutters that drain underground and deposit the rainwater into the river on the back of the apts. especially those facing the river. Then of course new dirt would have to be brought in and grass planted or sodded. There is no grass left only rocks and tree roots. Every time it rains heavily there is a washout. Also, the pet park needs to be finished. It has sat unfinished for almost 4 months. Obviously the fence guy has no intention of finishing the job. He probably bid too low and has decided it is not worth his time. You need to find someone new to finish the job. Another thing that I would recommend it instead of replacing and cleaning the carpets every time someone moves out, why don't you consider putting down vinyl plank flooring. I have seen it in other apts. (in the Charlotte area). There is very little maintenance, just mopping. It is not loud like laminate flooring and the commercial brand can take a beating. They use it at the hospital and that gets a lot more foot traffic. Sure I would love for the cabinetry and appliances to be updated but as long as they still work I completely understand. Other than that we are very happy here in these apartments and think that the staff and maintenance staff are doing a fine job.

      I don't know if it's allowed, but allow tenants to make positive alterations to the units for individuality. For example, I would love wood flooring in the living space (keep carpet in the bedroom.) I think it would go well with the overall feel of the community.

      Would like the wooded area cleaned of dead trees and dead branches that have piled up. Would like the walking track to be repaired and the dog park to be completed.
