I would recommend putting gutters that drain underground and deposit the rainwater into the river on the back of the apts. especially those facing the river. Then of course new dirt would have to be brought in and grass planted or sodded. There is no grass left only rocks and tree roots. Every time it rains heavily there is a washout. Also, the pet park needs to be finished. It has sat unfinished for almost 4 months. Obviously the fence guy has no intention of finishing the job. He probably bid too low and has decided it is not worth his time. You need to find someone new to finish the job. Another thing that I would recommend it instead of replacing and cleaning the carpets every time someone moves out, why don't you consider putting down vinyl plank flooring. I have seen it in other apts. (in the Charlotte area). There is very little maintenance, just mopping. It is not loud like laminate flooring and the commercial brand can take a beating. They use it at the hospital and that gets a lot more foot traffic. Sure I would love for the cabinetry and appliances to be updated but as long as they still work I completely understand. Other than that we are very happy here in these apartments and think that the staff and maintenance staff are doing a fine job.

I don't know if it's allowed, but allow tenants to make positive alterations to the units for individuality. For example, I would love wood flooring in the living space (keep carpet in the bedroom.) I think it would go well with the overall feel of the community.

Would like the wooded area cleaned of dead trees and dead branches that have piled up. Would like the walking track to be repaired and the dog park to be completed.

Cable boxes in each room are not included in the rental price. This needs to be clearly stated or included.

Change policy of inflating rent to market value for renewing lease. Lease renewal should be done at original lock-in rent.

I have the worst terrible shower pressure. I filled my bathtub up with the water that would have gone on my body but went down the drain the other day and it was half full. No water pressure. Not satisfied with that. The apartment needs painting at certain places after 6 years of living in it. That is all.

Residents should be reminded every six months concerning noise regulations and being courteous to your neighbors. Cars parked outside of the designated lines should be given parking tickets and fined.

Get rid of the property management team and get people in here who listen to complaints, act on them, and repair the things that need to be repaired in a timely manner. If they walked around once in a while they may actually see for themselves what the residents see.
