The District At Hamilton Place Apartments

Experienced excessive issues with HVAC which the complex never resolved. There were numerous nights where even at 2AM my apartment was still 76 degrees. It got up to 80 several days throughout the summer, and I ended up having to acquire an additional HVAC unit and run it through the window to be able to maintain my residence their. The maintenance team was great, but nobody from the office cared or wanted to help resolve my issues aside from Olivia. I had an awful experience and would not recommend anybody live at this apartment complex because of that.

PLEASE DO NOT MOVE IN HERE. I have lived in many places throughout my life but this place has by far been the worst! THEY WILL SUCK YOU OUT OF ALL OF YOUR MONEY. They charged me $3700 in damages because of a "pet odor" that no one else but them smelled. My dogs did no damage to this apartment. The two pictures I have attached were AFTER I left my apartment. Does that look like $3700 in damages to you? Do not let this nice outer appearances fool you. These people could care less about you, they only care about the money. Sydney from the office (who is gone now) and Jennifer, the property manager, are two of the rudest, most stuck up people I have ever met. In the first month we were there, we were charged EIGHTY DOLLARS for them to unclog a toilet. One month, I was going to be one day late on my rent because my paycheck fell on a day after rent was due. I went to ask the office to ask if it would be a big deal, and they said no. The next day $280 was tacked on. Another month, the same thing happened and I accepted the $280 charge, but when I couldn't pay ONE WEEK after it was due (since it was now $1200 and I am a server), they threatened to evict me and make me pay for their $2,000 lawyer fee if I didn't have $1200 by the end of the day. My boyfriend's car broke down and we had planned to come get it towed one week after we moved out. They have no assigned parking spaces so we though it would be fine. They towed his car without providing any form of notice and the towing bill was $300 because they neglected to even tell us that they towed his car. To the staff at the District: I hope you sleep well at night knowing what disgusting people you are. Because of this apartment, I have failed multiple classes by getting two jobs trying to keep up with you ridiculous fees. I was in school to be a doctor, and thanks to you that is possible ruined. PLEASE DO NOT WASTE YOUR TIME!!! I PROMISE THERE IS SO MANY NICER PLACES IN CHATTANOOGA!!!!!!!!!!!

This is my favorite apartment I've ever lived in. It has huge vaulted ceilings with nice looking ceiling fans in every room. I can rarely hear my neighbors (when I do, it's usually when they are outside). The dog park is the nicest one I've ever seen at an apartment complex. The pool is great with a beautiful sundeck! There is tons of parking - always open spots at all times of the day. The grounds are nicely kept and maintenance is fantastic. I am looking forward to living here for a the next few years!

Worst place I've ever lived. I was there for two years and dealt with roaches, mold, appliances that stopped working and maintenance wouldn't repair, old flooring that they tried charging me for on my way out, as if it's my fault the flooring is old, flooding (twice, in different rooms, both from the upstairs neighbor), poor experiences with the office staff. All in all, a very underwhelming and frustrating experience. I'm also not the only person that, unfortunately, has had to deal with this from this complex.
