I read many reviews - Too many fees, too much litigation, and too much office staff playing mickey mouse with money. I walked in to see for myself.
1) There is no security deposit, but the administrative fees are substantial. I treat my apartments very well, always get the security deposit back, and this rankles me.
2) The price listed online is significantly different than the price quoted in person (the bait and switch is real). I personally was quoted 670 provided I didn't rack up any fees, in which case I would be sued for the 'full' 770+the fee. I asked for, but was denied a list of fee-able offenses.
3) Assuming a 2 bedroom in the Hickory Hood is worth 770 is beyond my imagining.Hickory Hood where the crime is in the heaviest category in Memphis. There were no less than 4 shuttered businesses less than 2 blocks away. The area is dying.
To review; invisible fees that I would be sued over every month to live in a dangerous, dying neighborhood for 770*/month.
Never will I ever rent from these guys.
