The Colony

If I could give this zero stars I would. Where do I begin... First off don't move in if you plan to live there for an extended period. They will nickel and dime you for "move out repairs" that are 100% the fault of the state these apts are in already to the point that if you paid $850 and left the apt spotless, they will only give you back $300. For example, the sink and kitchen were spotless, yet they charged me for a "sink resurfacing fee and claimed that there were spots they had to clean (i.e. they don't really clean what they can just paint over). Also if you have issues with neighbors or management, document EVERYTHING and take pictures because they are notorious for not doing anything on their end until the cops show up. And even if they do, usually you are left with zero recourse anyway and its better just to stay away and save yourself the headache. A complete rip off deposit wise, and they treat these apts like they are condos, which if you've seen the apts and the neighborhood, they aren't. Plus always lock everything up and don't leave anything outside that is valuable. It'll be gone sooner than later.

UPDATE: I have lived here from 2017 to 2022 and everything here is really above average from the managers to the maintenance to the grounds keeping, and it is really a quiet neighborhood. This review was written on Wednesday November 28, 2018 C.E., and me and my sweet cat named "SWEET" have lived at The Colony Apartments since October 2017 C.E. and it has been absolutely total "Heaven." The maintenance has been wonderful at immediately taking care of any problems which I only had one problem with a Fire Alarm that was not working, and when I put the work order in the problem was fixed within two days. The lawn service is always supreme since we have a beautiful backyard and a beautiful front yard, and it is a five minute ride on a bicycle to a major grocery store, or a convenience store, and we are close to city bus stops on the main street of Staples with also a major High School just a couple blocks away for those who are parents and a need a school close by, and as far as the management goes with The Colony Apartments they are the sweetest people to encounter with a very professional personality that leaves a tenant feeling the experience with a loving family. I have been renting apartments since 1979 C.E., and The Colony Apartments is the top of the list, and is absolutely the first on the list of my all time most beautiful home. EYE 5

DO NOT RENT HERE NO MATTER WHAT. AVOID THIS PLACE AT ALL COSTS! I AM NOT EXAGGERATING IN ANY WAY WHATSOEVER. THIS PLACE IS NOT WORTH IT. They raise rent after your first lease. This place is nowhere near worth what they're charging for. I found bedbugs in these units, along with every other insect you can think of. I now have a bedbug infestation from this place! But don't worry, they'll tell you that they've been "bedbug free" for years! Yeah, they think they're "bedbug free" because their employees are blind! They paint over all problems in the house instead of fixing them! Several screws were loose when I moved in! And it seems like they don't want truthful and transparent reviews like these being posted so they can scam more people into being trapped here. There have been several criminal cases that have happened in this neighborhood, it's an extremely unsafe area. And finally, GOOD LUCK GETTING SLEEP! SOME YEEHAW DUM-DUM RIDES AROUND ON A LAWNMOWER EVERY SINGLE MORNING WAKING EVERY PERSON UP EXTREMELY EARLY EVEN THOUGH THERE'S NEVER ANYTHING TO MOW.

Bedbugs. Roaches. Ants. Spiders. Fruit flies. Bad Maintenance. Unprofessional and confusing communication. A guy drives his lawnmower every day over dead grass, don't lease here if you have hay fever. Yes, that is a roach painted over in the picture.

CUSTOMER SERVICE - I was always helped my Shea or the office manager, Francis. I found them to be very warm and friendly. They are easy to talk to and even-tempered even when a tenant may be upset. They worked well with me and my husband as we were coming to TX from out-of-state. We did have a major problem concerning the parking garage we requested at the beginning of our time at the Colony. It was handled very quickly with the property taking full responsibility which I fully appreciated. PARKING - They have small parking garages that aren't too great for large vehicles, but they do have them for a small additional fee. 4 vehicles fit in a parking garage and you get assigned a single space. You may choose to park on the street but the street is small so you do run the risk of bad drivers possibly scraping your car; however, we did not experience that while we were there. MAINTENANCE - Maintenance staff was friendly, but they seemed to be understaffed or just really busy. There is no central air or heat and maintenance is responsible for installing window units in windows that are a little more complicated/older. I bought a window unit for one of the bedrooms and called front desk to schedule with maintenance. I waited about a week to a week and a half to get it installed. So while waiting, we were pretty uncomfortable temperature wise. We also had issues with a broken pipe under the shower. It would leak all over the floor and into the other bedroom from under a wall. They got started on that within a few days but it took them a week to complete which I found to be great timing. In the meantime, the front office was very considerate and gave us access to another unit to shower until our shower was completed. APARTMENT - The complex is definitely for those just starting out or on a very tight budget. We were in a two bedroom apartment. It is definitely on the small side especially the kitchen and the living room and the dining room. Those three areas seem to be just one giant room without any real walls as dividers. The space for dishes and dry food items (the cupboards/pantry) is very small and I wish there was more storage space for these things. The complex was built many years ago and the wiring is not built to handle a large amount of usage. We found this out during November/December when we had a couple of cold nights. We invested in a few space heaters and it would knock out our power in the bedrooms within an hour or 2. We would have to contact maintenance to replace the burnt out fuse outside.

Management is understaffed and tries to act as if they are doing you a favor by not “charging you more”, if they even give you that option. And mind you that this is after years of being a good tenant, never paid rent late or had any issues other than minor maintenance. Plumbing and electricity goes out periodically, especially in bad weather, mainly because of the age and poor infrastructure, but because its by the hospital the city and management tend to get things fixed “quick” which keeps the complaints down-ish. Also if you have issues with your neighbors, good luck and don’t expect any help!
