I have been living here since November 2022 and this place just gets progressively worse. ZRS management was full of sweet women, but they were not rule enforcers. With the new management company they seem to not care at all. To make matters worse the residents (not all, but a lot) are no better. People constantly have their dogs off leash or let their pets pee and poop any and everywhere without cleaning it up (especially the stairways). I emailed management over a week ago with a complaint with how my neighbors just let their dog poop and pee on their balcony and leave it there so I don’t even get to enjoy mine, and have gotten no response. The stairways are never cleaned up anymore with this new management company, and with the valet trash service that’s used the stairs need cleaned dang near everyday they come. Maintenance came to change my air filter and didn’t even bring one the proper size or put the cover back on. I dont hate the units themselves but the build was definitely rushed which has caused lots of other issues. A lot of the people that live here aren’t considerate of the fact that so do others and neither is the management. The only issues they seem to care about is making sure rent is paid. Considered resigning my lease again next year but that’s going to be a no go if things don’t change because living here is not worth what they charge at all currently.

Nobody has gone to fix my problem. This is a request I submitted 4 months ago.

It was a dream come true when I first signed my lease, could not imagine living anywhere else. The property was extremely clean, neat landscaping, and ZRS management was very caring and organized. ZRS management took care of any concerns I had and were very considerate about making my experience here great . When I was asked to leave a positive review a few weeks ago, I proposed coming in to give the review in person, because I did not feel comfortable leaving a positive review until I knew there were going to make some changes. I left my number at the front desk when the property manager would be in to chat and it’s been several Week and I have not received a phone call to do a review in person and maybe hear the new managements crew upcoming solutions. I really hate to do this, but I now am left to leave the review online. The past several months the property/ new management has let go a bit and I feel very unsafe living here. Music blaring and screams at the pool 10 AM till 3 AM, fights and drugs at the pool, the balconies and yards of the apartment units are messy and unpleasant to look at, people walking their dog without a leash and leaving their mess behind. Twice I have had the cleaning ladies at the apartment complex try to come into my unit, instead of the demo room that is next door which has scared me. I wish there was more respect and consideration throughout the apartment complex. It’s been very unfortunate and I will not be returning to Copeland.

It is hard to get someone to answer the phone.

When we moved here this place had 4.1 stars so we trusted the process. Worst place I’ve ever lived and we were there for 15 months. My car was illegally towed more times than I can count, including from under our paid carport spot. The foundation is literally cracking and the floors are ridiculously cheap. The trash valet never sticks to the schedule or rules but they’re quick to fine you for you following the rules and the trash valet skipping several folks on your floor repeatedly. My packages were stolen all summer of 2023 I eventually learned to just have my stuff sent to my in laws. The halls reeked of old mop water and dog poop. ZRS was awful management and it didn’t get any better with Cushman and Wakefield. Do not move here!!!!!
