DO NOT RENT HERE!The management is not friendly. The utilities bill is outrageous, they charge Gas per sqft, g Read Moreas occupancy, gas admin, water base charge, water sqft, water admin fee, sewer base charge, sewer sqft, sewer occupancy, trash fee, trash admin fee, stormwater fee stormwater service fee, pest control fee x2. This totals almost $100. The water is shut off once a month every month for "repairs to the water leaks" but yet the utilities bill gets higher. They fixed the leak in my roof with caulk but did not fix the inside of my roof, you can still see the crack. Theres a stain on my carpet from it and they have not offered to clean it. I've lived here for three years and the rent went from $760 to $970, I got a discount because of all the complaints I have given them. DO NOT RENT HERE

Don't get me wrong the inside is nice and pretty spacious but not feeling safe in your own house is not LIFE.T Read Morehis is the truth, people have been getting their house broke into. They can't even protect their tenants space.
One more thing, be ready to pay an extra $$$$ on top of the rent amount. They charge for the smallest things that they do not tell you upon signing your lease. You will be charged for Water ( $30 pretty common) the water bill is combined per building and then split down the middle. So if your out of town, you will still be responsible for your share. Waste water $20, Gas, trash, trash billing fee, pest control, oh and my absolute favorite Storm Water. Due to the water company incorrectly billing the complex, we got an extra water bill......I called the office and spoke to the manager and she said she would note my account that i will be paying the balance my next pay and then the other day they sent me a letter to vacate for $61 for the water bill. REALLY I talked to the manager two days before I paid my July rent. I tried calling the office yesterday 40 times back to back and leaving 5 messages for someone to call me back to find out who dropped the ball. By 5 pm Texas time NO ONE called me as of yet. This is unprofessional! When my lease is up I will be moving to a safer location. So once they read this review someone will get back to me....SMH!

The current managment is so unprofessional, they lie directly to your face in order to cover their own faults Read Morewhile leaving the tenets issues unresolved. I live in a 1 bedroom 1 bath and my water bill is in excess of $80 every month. They have no explanation and if your dont pay it timely they harrass you constantly. The maintenace staff is horrible, they fix nothing they simply cover issues up with screws and glue. Save the stress and save your money, do NOT move here.

I gave The Fairways this rating because I became very I'll living there with no response from the onsite manag Read Moreement. I had to contact the corporate office who agreed to release me from my lease with no negative info reporting on my credit report. After moving out they reported that I owed them a months rent.
