Don't automatically raise the rent every time someone's lease is up. I'm so sure the same apt. is worth a bazillion more dollars a couple of years later and you won't even replace the carpet. Ridiculous.

1) Prompt attention to critical security issues, such as when the gate malfunctions. It is now a common occurrence to have the gate either wide open or refusing to grant access. 2) A roving security officer (or HPD officer) is needed especially in the summer, when children and non-community members try to use the pool afterhours. Simply having an on-call officer is inefficient because it is difficult to reach them, and because they rarely come out to the site unless they deem it a major emergency. 3) Enforcement of pool and patio rules during the daytime by the staff is necessary. Too often I have seen adults drinking alcohol in the pool or sending their young children unattended to swim. This is dangerous and could be rectified simply by the staff actually enforcing the policies they send out in writing at the beginning of summer. 4) Replacement of the rotting wood on the garages. Several chunks of wood with nails still in them have fallen off the garage facades and landed in the street, which is not only ugly, but also dangerous for drivers and pedestrians. 5) More notification (via email or otherwise) regarding community-wide repairs, especially in the parking lots.

I feel we pay enough of rent, so we should be able to have more on the community, like a gym with better working equipment, or a better television, we should have WiFi in the office. There isn't enough things to do here, for the rent to be as high.
